Water Conservation, Jantrlry, 1988, and to the Town of South Windsor Requireimnts. Installation of sediment and erosion controls sL.ch as hay bales and silt fences shall be established prior to commencing land disturbance activities. All sediment and erosion controls structures must bE! monitored and maintained by the owner and contractor until the soil surface is stabilized. If necessary, lateral diversions shall be installed across the graded driveways to prevent downslope outwash and erosion. All areas disturbed during construction shall lot loamed with 4" of topsoil, seeded with perennial fine -textured grasses @ 2 1/2 lbs. per 1000 s.f. and mulched with straw @ 100 lbs. per 1000 s.f. TemXbrary seeding, if necessary, shall take place from March 15 through June 15 clr August 1 through October 1. Permanent seeding shall take place from April 1!)through June 15 or August 15 through September 15. Limits of tree clearing shall be flagged in the field and approved by the TO'%7n Staff prior to cutting. Stumps shall be chipped on the site or removed. They shall not be buried on the site. House Site Development Plot plans for each lot shall indicate proposed sedimentation & erosion control measures, proposed house location, lot grading, driveway design, and site drainage design. ThesE plans shall be subject to review & approval by the Town of South Windsor. Upon approval of individual plot plans, the lim.ts of develcpa-elt should be established in the field for each proposed residential structure. Disturbance limits of 25 - 35 feet bEyond the physical dimensions of the structure are recommended. All driveways & driveway shoulders should be stabilized immediately upon completion of rough grading. Shoulder seed bed preparation should follow the general notes provided. Hay bales/silt fence should be used to entrap any sediment generated from e}posed soil surfaces. Driveway roadbeds shall be stabilized with compacted road aggregate as soon as possible. Topsoil & excavated subsoil from the foundation area should be stockpiled within the area of disturbance if not used for onsite regrading. Each stockpile must be adequately ringed with haybales/silt fence. Any additional stockpiling of lumber or buildinc materials should be confined to the area of disturbance. Similarly, vehicular movement should be directed to established parking areas. CONSTRUCTION SEQUENCE It is expected that the project will be constructed in the following sequence: Placement of erosion control devices Striping of topsoil in areas to be filled Placement of fill material Construction of drives Construction of houses Final grading of site Stabilization of disturbed areas Remove erosion control devices This schedule is general and it can be expected hat there will be integration of the construction sequence.
