This is a request for a site plan approval for a pavilion and associated parking at the John J. Mitchell Fairgrounds, on property located at 75 Brookfield Street, RR zone. 2. The property is approximately 46 acres. The original fair plan (and debris management site) was approved in 2015 with limited improvements with the intention of being developed over time. 3. There is a 21-car parking lot proposed along with a stone dust/handicap path to the pavilion proposed. The parking lot will be fenced with an access gate into the field. 4. A water line is being extended down Brookfield Street to the site. Water will be provided on-site by a free-standing water spigot. A minimal impact will require a minimal impact permit through the IWA/CC has been granted. 5. There is also a proposed bathroom building on site (shown to be installed later) that will be served by electric service, public sewer, and a water service connection. 6. Tree clearing along Brookfield Street is required to accommodate this bathroom building and utility connections. Vegetative screening should be planted along Brookfield Street after clearing as part of this tree removal. 7. The existing berm on site along Brookfield Street is to remain. The proposed perimeter access drive remains on the plans to be develop in the future and to be used if the site was needed for debris management. There are no engineering comments.
