Dennis Moura SIMCO project number: SIMC016188-023 Nationwide Claim # N1-349208 CONDITION ASSESSMENT AND CHARACTERIZATION OF RESIDENTIAL CONCRETE EXPERT REPORT 2017-10-18 IL5 i VERSION REASON FOR ISSUE AUTHORS REVIEWED,APPROVED AND SUBMITTED BY FINAL For submittal Audrey Cloutier, Bruno Pelletier, Jacques Marchand, P. Eng. P. Eng. P. Eng., Ph. D. ' 0/Ref:SIMC016188-023 DURABILITY ENGINEERING II 5 VISUAL INSPECTION OF ACCESSIBLE ELEMENTS A detailed visual inspection of the foundation was performed on May 30t", 2017 by representatives of SIMCO.During the inspection, accessible elements of the foundation system(i.e.the internal and external surfaces of the foundation walls, the garage and basement slabs elements) -were sketched on the inspection sheets. The current condition of these elements was also documented by photographs. Observable defects were noted and identified(using a pre-established code)on the inspection sheet along with crack widths and corresponding photograph numbers. Upon completion of the inspection, the extent of cracking affecting the foundation walls of the residence and garage, and resulting from the oxidation of iron sulfide minerals, was systematically rated from 0 (no visible indicia)to 3(extensive indicia). The visual rating protocol is presented in Appendix A.The inspection sheets summarizing all observations and photographs of foundation elements are presented in Appendix B. 5.1 FOUNDATION WALLS OF THE RESIDENCE The detailed visual inspection of the foundation walls revealed the presence of defects that could be linked to the internal swelling of concrete resulting from the oxidation of deleterious minerals (such as pyrrhotite). For instance, horizontal cracks and map cracking were noted on the external and internal surfaces of the concrete walls. Most of the defects were localized in the garage walls, with maximal crack openings of 0.1 in. No defect that could be related to internal swelling of concrete was noted on the left wall of the residence. N t w Vertical cracks and cracks at window corners were observed on the external and internal surfaces of the T d !2 foundation walls. The sole presence of the vertical cracks cannot be associated to swelling phenomenon 0 since they are typically attributable to phenomena such as shrinkage of concrete and/or ground v settlement. Figures 3 presents some of the observations made while inspecting the foundation walls. Additional pictures can be found in Appendix B. v t 5.2 BASEMENT SLAB 0 A visual inspection of the accessible areas of the basement slab was performed. The basement slab was mainly covered and only the areas located near the garage could be inspected. No visible defect that could U be related to the internal swelling of concrete was noted. Only a straight-lined crack related to the slab 0 geometry and drying shrinkage was observed (see Figure 4). Overall, cracking was light and seemed superficial. However,at the vicinity of the garage doors, cracks were wider with maximal opening reaching 0.06 in.The visual inspection of the slab suggests that the defects could be related to the internal swelling of concrete. Figure 5 presents pictures of typical cracks observed in the garage slab. 5.4 DEFECT RATING OF THE BUILDING FOUNDATION Considering that indicia of internal swelling were observed in the foundation walls a rating of 2 was assigned to the residence. As previously indicated, the rating scale is provided in Appendix A. >s Figure 3a)Typical Map Cracking Figure 3b)Typical Horizontal Cracks 3 t Exterior Surface of the Foundation Walls Exterior Surface of the Foundation Walls N (Rear Garage Wall) (Rear Garage Wall) "'rm'`-gym - fir".?a'Aa1F`;a.T`%r.•'r''''.< s!4`ISRr.: cu:ih"'._ _ N .e . 7E 1 i 0 t9 C d C O - I n o Figure 3c) Left Wall—Absence of Defect That Could Be Related To The Internal Swelling Of Concrete v 0 0 L V d o 12666,boul.du Parc-Technologique,Bureau 100,Quebec City(Quebec) G1P 4S6 CANADA TF:1 877 656-0266 1 T:418 656-1003 1 F:418 656-6083 1 www.simcotechnologies.com Page 9 of 80 7 O/Ref: SIMC016188-023 DURABILITY ENGINEERING Figure 4 a)—Basement Slab Figure 4 b)— Basement Slab General View Straight-Lined Crack r t a a Figure S a)—Garage Slab Figure 5 b)—Garage Slab ti Light Map Cracking Map Cracking at the Vicinity of the Garage Doors a u X N Ul L O T C O m c a a `c 0 v n 0 0 c a OD 2 0 c r u v 0 2666,boul.du Parc-Technologique,Bureau 100,Quebec City(Quebec) GIP 4S6 CANADA I TF: 1 877 656-0266 1 T:418 656-1003 1 F:418 656-6083 1 www.simcotechnologies.com Page 10 of 80 0/Ref: SIMC016188-023 DURABILITY ENGINEERING • 6 CORING On May 30", 2017, following the visual inspection, nine (9) cores were extracted from the different concrete foundations elements of the residence (Figure 6): ■ Four (4) cores were taken in areas of the exterior walls of the residence that looked unaffected by cracking; • Two (2) cores were extracted in areas of the exteriors walls of the residence affected by defects (i.e. extracted through map cracking); ■ One (1)core was drilled throughout the garage slab in an area affected by map cracking; ■ One (1) core was drilled throughout the basement slab of the residence (in an area apparently unaffected by defects) down into the footing located underneath (1). All cores were extracted according to applicable sections of ASTM C42-Standard Test d for Obtaining and Testing Drilled Cores and Sawed Beams of Concrete. Coring was done with an electrical drill. Cores were 3-'/ in. diameter and their length varied according to the location. The coring sheet is provided in Appendix C. Core dimensions are summarized in Table 1. Once extracted, cores were identified, photographed, and measured. Cores from the foundation walls of the residence were then sorted from the least affected(labeled A)to the most heavily affected (labeled F) and put in sealed plastic bags. Core holes were filled with a repair concrete. Table 1 —Location and Length of Extracted Cores L N CORE NO.
