I was asked to look at the foundation concrete for this single family residence and offer my professional opinion regarding its integrity and any possible effects from the potential presence of deleterious aggregate. This home's foundation was constructed in 1991 and was built within the time frame where some concrete has been found to have self-destructing properties due to the presence of high concentrations of a mineral called pyrrhotite. I was asked to examine the foundation and offer an opinion as to the integrity of this particular foundation and the likelihood that the concrete has been contaminated with this mineral. Background. Concrete is a brittle material that does not resist tensile stress to any great degree. This is why any discussion about constructing with concrete starts with the recognition that concrete cracks. As engineers and constructors we attempt to manage how and where cracks will occur. This is commonplace in commercial construction but does not get the attention it deserves in residential and light commercial construction. As such, it is not surprising to find more visible cracks in the various concrete elements of these types of buildings. The typical cracks found usually result from concrete shrinkage, unexpected uneven settlement and improper back-filling timing and/or methods. More often than not, the majority of these kinds of cracks can be tolerated and are seldom of real structural concern. Concrete is typically composed of coarse aggregate(rock), fine aggregate (sand), cement and an appropriate amount of water. Pyrrhotite is a somewhat common mineral found in varying concentrations throughout the Northeast in bedrock and in surface sand and gravel deposits. Trace amounts of pyrrhotite can almost always be found in sand and rock and may never adversely affect concrete. Chemically, pyrrhotite is composed of iron &sulphur in varying ratios. Water and oxygen are necessary components to facilitate the reaction that causes some pyrrhotite to degrade. It is believed that variation in composition of the pyrrhotite correlates with its potential to react when its host rock is used in concrete production (or exposed to the elements). The permeability of the rock is also believed to influence reactive pyrrhotite's behavior in concrete. The effect of pyrrhotite, overly simplified, is that chemical reactions can occur which will produce byproducts that occupy a great volume than the initial 11 Deck combination. This, in effect, expands the concrete - 1 until the tensile stresses that develop crack the surrounding concrete. This reaction is very slow andg g j ' takes place over a varying number years. .i 3 l0 l5 IS-► ~.11 2 s Observations. Basement 14 d I visited the property on 27 June 2018,and proceeded 19 N to examine the visible interior and visible exterior -; o surfaces of the concrete foundation walls. This home 2ol-+ Pam is classified as a 2-story "Colonial" style with a 2I __, 13 semifinished basement. - 22 t, N - The sketch at the right shows a key plan locating 12 most of the accompanying photos. Front of Nouse a -+ Key to The home sits on a lot that has a predominate full height wall report moderate slope from the Northeast (left) down ------- partial height photos towards the Southwest(right). The home is oriented or frost wall South Windsor CT 22 Stoughton Drive-Built 1991 Page 2 with its ridge more or less perpendicular to the street. There are roof gutters and downspouts to manage rain water falling on the roof. It is not necessary to walk through a extensive explanation of each photo, as they are quite self explanatory. Overall, the concrete likely appeared to be of good quality in its early years. That is no longer the case in some areas. While there are exterior cracks that would normally be considered shrinkage cracks`,some these cracks exhibit the patterns associated with pyrrhotite on both on the exterior and more so on the left rear interior. The interior cracks(photo 4)between the hatchway and the Southeast corner have experienced moisture intrusion as evidenced by the efflorescence'surrounding them. While shrinkage cracks are common, even in quality concrete construction, they can be problematic when they occur in concrete that contains aggregate having some level of reactive pyrrhotite. These cracks more readily allow moisture and oxygen into the interior of the walls'This provides more of the `fuel' that reacts with the pyrrhotite to produce the expansive byproducts causing the cracks. The foundation on the East side that supports the chimney exhibits numerous cracks directly below the brick masonry. One crack in particular has migrated upward into the brick masonry above (photo 21). There is honeycombing' in the foundation at the Southeast corner of the chimney's foundation. Overall, the exterior foundation wall surface shows numerous string trimmer`scars' which suggests a poor quality cement paste. The honeycombing and surface deterioration also was observed under the front porch(photos 12 & 13). Conclusion. There is no doubt that the concrete foundation supporting this home has been adversely affected by the presence of pyrrhotite-bearing aggregate. The cracking patterns observed on both the exterior and interior foundation wall surfaces are consistent with pyrrhotite presence. The deterioration is currently confined to the visible surfaces of the East& South walls, and is not prevalent throughout the surfaces that can be seen, given that a portion of the basement is finished. Compared to other homes of this age,the overall degree of degradation in the affected areas is serious. The foundation appears structural stable at this time, but it is difficult to speculate on how or if this deterioration will progress and affect its future stability. A pyrrhotite affected foundation may have many future years of serviceability remaining, but`serviceability'in this context is defined as its ability to remain structurally stable and capable of supporting the wood-framed structure above. Some foundations, after the initial appearance of the random cracking, have experienced acceleration of the cracks' widths and an increase in the extent of cracking. 1 Shrinkage cracks are not unexpected and by themselves generally pose no threat to the structural integrity of the home. These cracks occur in long sections of concrete because of the minute, natural decrease in volume that occurs as the concrete cures. High watercement ratios can exacerbate this shrinkage,as can rapid moisture loss resulting from too early form removal without employing the use of proper curing methods. ' Efflorescence is a generally light colored deposit formed when water-soluble compounds are brought to the surface by moisture migration through the concrete. The deposits are left behind as the moisture evaporates. This can commonly occur on the interior of the foundation walls along the joint between the floor slab and the walls. 3 Honeycombing is a condition that results in voids left in concrete between coarse aggregates due to inadequate consolidation. Minor surface honeycombing is generally not of concern. South Windsor CT 22 Stoughton Drive-Built 1991 Page 3 For the purposes of filing claim with SFSIC4 and as defined by their criteria as of the date of this report, in my professional opinion this foundation would clearly be rated Severity Class 3. No core sample examination has been done for this foundation. The nature of the visible distress is an adequate indication of the presence of pyrrhotite-bearing aggregate in the concrete. There is no need to incur the expense of core sample examination. Recommendations. It may be possible to introduce measures to help mitigate collateral damage to the wood-framed structure above the foundation. As explained in the Background, the concrete is expanding. This increases the length and height of the walls, and to a small degree the wall thickness. It is this increase in height that can affect the wood-framed structure above. I would recommend at least the following considerations: 1. Moisture and oxygen "feed" the internal reaction. Maintaining the operation of a dehumidifier in the lower level finished space is essential to help keep the environment as dry as possible and possibly slow down the deterioration. Exterior cracks should be caulked (and maintained) as best as is possible to minimize the intrusion of wind-driven rain into the cracks. Gutters and downspouts must be checked and cleaned regularly to insure proper function. In particular, the downspout at the Southeast comer should be connected to an extension to convey storm water as far away from the foundation and hatchway as possible. 2. 1 would recommend that the identified cracks be monitored on a consistent basis, say every 6 months, to observe for increases in crack width and extent, and to watch for new pattern cracks. Cracks should be checked at the same location each time so that changes can be quickly discovered. 3. Given that the foundation walls are expanding due to the slow degradation of the contained pyrrhotite, which tends to increase the height of the concrete walls, one must be on guard for collateral damage to the wood-framed structure above(e.g. drywall cracks, sticking doors or windows,etc.). This dwelling does not have a center support beam under the first floor which helps to minimize the distress that the wood-framed structure will experience. 4. The chimney must be carefully monitored because of its tilt away from the structure. The chimney currently exhibits no separation from the exterior wall of the home. The homeowner should monitor the joint between the brick masonry and the siding for any separation that may occur in the future. If it is found that the pyrrhotite-caused deterioration continues to expand the widths of the cracks and if the cracks spread to currently unaffected areas,an accelerated effort to stabilize or possibly replace the foundation must be considered. See the following photos for my observations and additional comments.
