Inspection and structural assessment of poured foundation.
The home component inspected during the site visit on June 18,2017 at 15 Heatherwood Dr in
South Windsor,CT is a poured concrete foundation with numerous cracks of varying widths and
lengths in multiple areas. The home was built in 1994 and cracking began appearing in 2012,
primarily near the southeast corner near a leaking water spigot. Cracks have propagated
throughout the entire southwest corner the full depth of the foundation wall (see Figs. 1-3)as
well in numerous other locations of the foundation to a lesser degree,see Figs.4-7.
The walls are still plumb and all doors and windows inside the home in the vicinity of the
distress are in working order suggesting that the cracks have not yet influenced the stability of
the primary support walls.

From the degree of distress,location in South Windsor and year built of the home,inclusion of

the mineral pyrrhotite was suspected and two concrete sample cores were taken and sent to
Concrete Research and Testing,LLC in Columbus,Ohio to perform petrographic testing to
3 confirm the existence of the mineral,and if present,the extent of oxidation.

Recommendation and Conclusion
The south wall is severely distressed and extensive cracking and efflorescence is present on both
corners. Distress in other locations as indicated in the report are less severe but will also need to
be addressed. Both concrete cores sent to C.R.T.LLC laboratory tested positive for pyrrhotite.
Core A exhibits severe oxidation indicating the wall cannot be repaired and returne to its
original structural condition. Core B,which was taken from the foundation below the garage
also tested positive for pyrrhotite bilfthe sample was not as oxidized to the extent as Core A
indicating repairs may salvage that portion of the structure. Results from C.R.T.is attached as
Appendix A to this report.
It is recommended that at least three Connecticut licensed contractors that specialize in
foundation construction that have been vetted and recommended by CRCOG(Capital Region
Council of Governments, http://crcog.org/)under the guidance of the State of Connecticut be
contacted to submit bids and estimates to either completely replace or repair and restore the
home foundation to its original condition and load carrying capacity.
