Oberhaus, Inc. ddodge't raeoberhaus.com - - r CNC Project No. 15 019 03 February 9, 2015 { i 130 Stonefteld Trail South Windsor,CT Page I INTRODUCTION It is our understanding that the owner and insured of the residence located at the referenced address has filed a claim for damages to the residences foundation. It was reported that the foundation is cracking and failing. Cianci Engineering. LLC was retained by Mr. Dallas Dodge, Jr. of A.E. Oberhaus, Inc. to investigate the claimed damages in order to render an opinion on their cause and origin. When the claim was assigned to Cianci Engineering. LLC, it was discovered that the insured also recently retained Cianci Engineering. LLC directly to investigate the foundation. render an opinion on its structural soundness and to make recommendations on remedial work, if required. Prior to investigating the claim on behalf of A.E. Oberhaus, we notified both Mr. Dodge and Mr. Boudle (the owner and insured)of our previous involvement and the current claim assignment. OBSERVATIONS On February 6. 2015. Mr. Carl S. Cianci, P.E. made a site visit and met with Mr. Dodge and Mr. Boudle. At the site. Mr. Boudle reported that he is the original owner of the residence that was constructed in 1985. Approximately 7 to 10 years ago,the perimeter of the concrete slab on grade in the basement was removed to allow the installation of a drain and sump pump. A waterproofing product, such as Thoroscal. was also reportedly applied some time ago to the interior face of a portion of the foundation walls. Mr. Boudle also reported that he became aware of the cracks within the foundation towards the end of 2014. At that time, he retained our firm to investigate the foundation walls. The foundation was investigated and drawing S-1 was issued on December 24. 2014 (3 showing a scope of work to add a new foundation wall on the inside of the existing. f1x distressed foundation walls. 4 f 3: At our February 6. 2015 site visit, we were directed to the basement space where we (' observed the subject foundation walls. We noted that the walls were 10"thick. poured in place, concrete approximately 7 ft high above the concrete slab on grade. Photographs 1 through 3 show general views of the interior face of the foundation walls that contain map cracking, which is not consistent with normal shrinkage and settlement cracks in foundation walls. As seen in the photographs, there is evidence of efflorescence. which is indicative of high ground water conditions. The map cracking observed is shown in closer view in photograph 4. As seen in the photograph, the cracking is both horizontal and vertical. Photograph 5 shows the foundation wall below the fireplace on the first floor, where map cracking was observed. It was reported that there was also distress in the finishes on the first floor. adjacent to the fireplace. We observed the upper level and noted a crack in the interior wall adjacent to the fireplace, as shown and highlighted in photograph 6. We also observed the foundation wall at the basement stair landing and noted a crack in the corner jog. with evidence of some vertical movement. Distress and evidence of movement was also observed to the interior finishes above the subject stair landing. CIANCI Engineering,LLC CONSULTING STRUCTURAL ENGINEERS 130 Stonefiekl Trail South Windsor. CT Page 2 CONCLUSIONS The insured's concrete foundation has evidence of map cracking that is not consistent with normal shrinkage and settlement cracks. The observed damage is not due to a sudden or isolated event, in our opinion. Based on the above and our experience investigating similar claims, it is our opinion that the cause of the claimed distress to the insured's foundation is due to a material defect in the concrete that is causing an expansion reaction taking place within the wall. The reaction involves water and likely an unsuitable aggregate used in the concrete mix when the residence was constructed in 1985. The observed conditions have been gradually occurring for many years and will worsen with time, in our opinion. The foundation has not Net deteriorated to a point that collapse is imminent, in our opinion. We have investigated numerous concrete foundations in the general area that have been constructed at approximately the same time as the insured's residence and have experienced similar problems. The cause of the typical problem observed is due to an expansion reaction taking place within the concrete. The reaction has been documented to be dependant on ground and surface water exposure to the concrete. Foundation walls exposed to higher levels of ground water have deteriorated at a quicker rate then those walls exposed to less (or no) ground water, such as interior walls. We are aware of at least two properties that have had extensive testing of their concrete. including core samples and a petrographic analysis of the concrete. One concern was a problem known as Alkali Silica Reaction (ASR), which occurs when some aggregate in the concrete reacts with highly alkaline cement paste. ASR was ruled out as the cause of the distress on the concrete foundation with similar distress that had extensive testing. There is no known repair that can be implemented to correct the problem. Since the rate of deterioration has been determined to be dependant on the exposure to ground and rf water. exterior waterproofing can be installed to low t rate of the deterioration surface ate . e o rp g s he e and prolong the life of the subject foundation. The wall will. however, very likely continue to deteriorate over time. Other options include replacement of the defective foundation with a new foundation, which requires a rather extensive scope of work. Some owners with similar problems have selected to pour a new foundation wall on the inside of the existing foundation, which is what was previously designed and detailed for the insured, and shown on drawing S-1 prepared by our firm dated December 1-4, 2014. While this scheme is considered a reinforcing scheme, it will not correct the material +: deficiency with the existing concrete. We trust that this meets your needs at this time and will be available to discuss our ri findings in further dctail, if required. is enclosures: Photographs 1-6 ii CIANCI Engineering, LLC CONSULTING STRUCTURAL ENGINEERS SE^ South Windsor,CT Page 3 1'.._ .• ...]'yam 's+^ T ` Photograph I Photograph _ 7 Photograph Photograph rnA Photograph • CONSULTING STRUCTURAL ENGINEERS `-=3►- _= CONSULTING STRUCTURAL ENGINEERS CIAMCI eMaIM•<ExINA,LLC MEMORANDUM To: Mr. Dallas Dodge,Jr. via email at ddodge,a:aeoclaims.net From: Mr. Carl S. P.E. Appendix 3 of the report includes a Petrographic Examination report prepared by Testing. Engineering, and Consulting Services. Inc. (TEC Services) dated March 7. 2016. The purpose of TEC's investigation was to determine the reason(s) for the deterioration of the concrete. Briefly, the conclusions of the TEC report indicate the following: • The concrete was of low quality, retempered to a higher water cement ratio than originally batched and was not air entrained. • The pyrrhotite content is high and unusual. • The deterioration in the concrete is due to oxidation of the pyrrhotite in the aggregate. • Less than 10%of the pyrrhotite is completely oxidized. (TEC Services) is pleased to submit this report of our petrographic evaluation of two (2) cores drilled horizontally from residential concrete foundations for the residence on 130 Stonefield Trail, in South Windsor, Connecticut. The purpose of this investigation was to determine the reason(s) for deterioration of the concrete. Our report includes background information, core information, petrographic observations, conclusions, figures (scans, photos, sketches, and photomicrographs), an Appendix on some of the technical terms used by petrographers, and an Appendix that discusses pyrrhotite degradation in concrete. PROVIDED CORE SAMPLES On December 30, 2015, 2 cores, nominally 4" in diameter, were received by TEC Services in Lawrenceville,Georgia. These cores were taken from upper(marked as"U")and lower levels (marked as "L") of the concrete foundations. The upper core was taken 16-inches from the top the concrete foundation while the lower core was taken 46—inches below the top of the foundation. The cores were drilled horizontally, and taken from the interior to the exterior. PETROGRAPHIC EXAMINATION OF CONCRETE(ASTM C856) Preparation To maximize the opportunity to identify deterioration in the concrete, the cores were diamond sawn into longitudinal sections perpendicular to the top of the foundation (Figures la-2b) and then the flat surface was polished. Cracks in the concrete were noted and sketched in Figures lb and 2b. Pyrrhotite in the aggregate was identified on the polished surfaces.Thin sections were prepared of a cross section across the interior of the companion half cores. Sketches of the location of the thin sections in relation to the cores are provided as Figures 3b and 4b. The thin sections were prepared by initially vacuum impregnating the thin section portion of the concrete in blue-dyed epoxy. The impregnated surface was ground flat and adhered to the surface of a glass slide. A final sawcut was made within 2 mm of the glass slide surface. The concrete adhered to the glass slide was ground to a thickness of 30 microns to I50 17025 a Testing.Engineering&Consulting Services,Inc "- © 235 Buford Drive I Lawrencevitic GA 30046 s DAD LtDOa"M a . 770-995 8000 1 770-995-SSSO(F) I www.teoeMces.com ""`AO1"' Report of Petrographic Evaluation March 7,2016 Investigation of Concrete Residential Foundations TEC Services Project No.TEC 15-6043.2 House:C-04—130 Stonefield Trail,South Windsor,CT complete the thin sections. The remaining portion no longer adhered to the glass slide, commonly referred to as a billet, was ground and polished. Photos of the polished billets and thin sections are provided as Figures 3a and 4a. The thin sections were examined with a polarized light microscope at magnifications of 25, 50, 100, 200 and 400X. Our evaluations were performed in accordance with the applicable sections of ASTM C856, Standard Practice for Petrographic Examination of Hardened Concrete. Our significant petrographic observations are provided below. General Observations The concrete is internally cracked (Figures lb and 2b). Most of the cracks have a "random" pattern. These cracks go through both the aggregate and the paste, indicating that the expansion is related to expansion of the aggregate, although expansion of the cement paste may have also occurred from any associated chemical reactions. Some of the cracks in the cross section of the concrete appear to originate in the coarse aggregate particles. Table 1.Summary of Visual and Petrographic Observations Carbonation Depth Est. (2) The water cement ratio is a visual estimation and may be difficult to determine due to the severity of the degradation of the paste. Coarse Aggregate Observations • The coarse aggregate is primarily crushed stone comprised of mainly subangular grains of granofels with minor biotite schist, and mafic rocks. A few pieces of natural gravel are present. Major minerals present include garnet, pyrrhotite, pyrite, chlorite, muscovite, biotite, amphiboles, pyroxenes, feldspars, quartz, sillimanite, sericite, and microcrystalline quartz. Pyrrhotite may occur as bands, veins, and small blebs, with some readily oxidized and replaced with goethite and/or hematite. The coarse aggregate appears to be well graded and well distributed with a maximum grain size of Y4" Oxidation and decomposition of the pyrrhotite occurred and resulted in cracking, leaching, and overall degradation of the concrete. • There is a potential for late-slow alkali-silica reactivity (ASR) of the coarse aggregate due to the presence of strained, myrmekitic, and microcrystalline quartz. No ASR gel was observed. Page 2 of 21 Report of Petrographic Evaluation March 7,2016 Investigation of Concrete Residential Foundations TEC Services Project No.TEC 15-6043.2 House:C-04—130 Stonefield Trail,South Windsor,CT Fine Aggregate Observations • The fine aggregate is comprised mainly of manufactured sand. From the mineralogy, the sand appears to originate from the same quarry as the coarse aggregate. The fine aggregate consists of angular grains of quartz, biotite, feldspars, and chunks of pyrrhotite grains. Fine aggregate grains may also be solution-pitted in areas of degradation. The fine aggregate is densely distributed in the paste. Paste Observations • The concrete was made with portland cement. In each of the core samples, the maximum grain size of the cement and the mineralogy indicates a Type I cement. No supplemental cementitious materials such as fly ash or slag were present in the core samples. • Air content is estimated to be—<0.5% but the percentage is difficult to estimate as the air voids may be completely or partially filled with ettringite, or may be completely disintegrated. The concrete is not air entrained and would not expected to be durable in a freeze/thaw environment. • The original water cement ratio (w/c) was low in sample C04-11J, approximately —0.3, then retempered to —0.65. Sample C14-2L was too deteriorated to determine the w/c. Concrete typically is designed with a lower w/c, generally 0.4 to 0.5. The higher w/c ratio would result in lower strengths and durability. • The paste is generally soft, and can be easily scratched with a Moh's Hardness 2 tip, especially in areas where FA grains have been solution-pitted.The paste otherwise is no harder than a Moh's hardness 3. • The paste is of generally of poor quality, disintegrating and often with many voids and cracks that may be traced along cracks leading to an aggregate. Some of the paste may be completely to partially dissolved, and may contain calcite crystallites in the paste. • The aggregate-paste bond is poor, often with a gap. These gaps and cracks may be filled with sulfates such as ettringite. The gaps appear to have formed because of degradation of the cement paste. Pyrrhotite Observations • Pyrrhotite was observed in the aggregate. Almost all (up to 99%) of the coarse aggregate had some amount of pyrrhotite. See Table 2 for calculated count percentage on the coarse aggregate. It is unusual to observe any pyrrhotite in aggregate. These concentrations are unusually high. Page 3 of 21 Report of Petrographic Evaluation March 7,2016 Investigation of Concrete Residential Foundations TEC Services Project No.TEC15-6043.2 House:C-04—130 Stonefield Trail,South Windsor,CT Table 2.Count of the number of coarse aggregate particles containing any amount of pyrrhotite. House Core ID Pyrrhotite Count CA YES NO % 130 Stonefield C-03-1U 91 1 99 Trail C-03-21- 108 1 99 Average 99 • The amount of pyrrhotite in each aggregate particle varies largely from <1% up to 99%. Varieties of pyrrhotite include whole, massive euhedral pyrrhotite (Figure 5), mm-scale pyrrhotite bands within aggregate (Figure 6), and finely disseminated blebs (Figure 7). It was also observed that massive pyrrhotite grains were present in paste that appear as fine aggregate particles (Figure 8). It is likely that these could be pieces of pyrrhotite that was broken off from the coarse aggregate particles during the crushing and/or mixing of the coarse aggregate. Occasionally, pyrite may occur with pyrrhotite(Figure 9). • Some of the pyrrhotite observed has also oxidized, forming reaction products in the paste, creating distinct "rust" stains associated with cracking, and soft dissolution byproducts (Figures 10— 12). These cracks often originate from the separation planes within the aggregate associated with pyrrhotite (Figures 13, 14), extending into the paste and in and around other aggregate, often creating a separated gap that may be filled with ettringite(Figures 15-16). • The oxidation of pyrrhotite results in the formation of sulfur acids. This may lead to the dissolution and weakening of the paste, and the formation of popcorn calcite (PCD) in the dissolved paste(Figures 17, 18). • Less than 10% of the pyrrhotite is completely oxidized (visual examination). The remaining pyrrhotite has the potential for causing additional detrimental reactions that may further deteriorate the concrete. Page 4 of 21 Report of Petrographic Evaluation March 7,2016 Investigation of Concrete Residential Foundations TEC Services Project No.TEC 15-6043.2 House:C-04—130 Stonefield Trail,South Windsor,CT CONCLUSIONS The following conclusions are based on the review of the provided background information, visual observations of the provided samples, petrographic observations and our experience. • The concrete was of low quality at the time of construction. It was retempered to a higher w/c than originally batched. It also was not air-entrained and would not be freeze/thaw resistant. • The pyrrhotite content in the aggregate is high and unusual. • The deterioration of the concrete in upper and lower levels of the house foundation is due to oxidation of the pyrrhotite in the aggregate. The pyrrhotite in the aggregate oxidizes and reacts with the paste, leading to the dissolution of the paste, internal cracking, and formation of ettringite. • Less than 10% of the pyrrhotite is completely oxidized, with the remaining pyrrhotite having a potential for causing additional detrimental reactions that may further deteriorate the concrete. Pyrrhotite, under atmospheric conditions, is an unstable mineral, especially when exposed to oxygen and water. Pyrrhotite oxidizes readily when first exposed to water and oxygen, which may occur as early as the quarrying process. It breaks down, expansively cracks, and forms iron oxides and hydroxides, along with other minerals, usually sulfates, when the acid and sulfate ion formed during the oxidation of pyrrhotite reads with the components in the concrete. The deterioration of the concrete is known as internal sulfate attack. It is the cause of expansive cracking within the cement paste due to the formation of ettringite, gypsum, and thaumasite as well as further propagating any existing cracks, and perhaps degrading some of the aggregate and paste thus affecting the strength and integrity of the concrete. The oxidation products of pyrrhotite may also yield a larger volume than the original mineral, causing surface pop-outs in addition to expansion and pattern cracking. Pyrite, FeSZ, another common sulfide mineral that may also be found in aggregate, behaves in a similar way, but reads much slower than pyrrhotite. Page 21 of 21 GEODESIGN,INC.
