Base on this review SSE believes that this foundation is structurally sound and in that respect is suitable to be reused as part of the reconstruction of this single family residence, ,,, subject to the limitations ofwab.. replicating the geometry and Figure 1: 11 Pam Lane (7/16/19) loading of the previous structure. Condition: This structure consists of a split level with a full basement for the south portion and on-grade parking and a second level for the center and north portions of the building. A sketch showing the existing foundation layout is shown in SK-1, attached. The majority of the fire damage occurred on the south end of the structure, and was largely 11 Pam Ln 7/25/19 pg2/3 restricted to the superstructure above the split-level floor. In this respect it doesn't appear that much of the south basement foundation was exposed to much of the fire and associated heat. The two portions of the foundation that appeared to have the most exposure to the fire and accompanying heat were the stem walls on the front and rear of the center portion of the structure where the foundation walls extend approximately 4 feet above the slab-on-grade. In both locations the interior face of the foundation wall was black from soot exposure. The presence of un-melted copper wiring in both locations suggests that the temperatures remained below 2,000 F and no spalling, cracking, or surface crazing was observed, suggesting that the temperature remained blow 1,000 F. No destructive testing was undertaken and based on the observed conditions, SSE does not believe that such testin is necessary to evaluate the condition of the foundation. Or , r 1 a _ 3, Figure 2: Rear Foundation Stem Wall Exposed to Fire Recommendations: SSE recommends that all existing superstructure framing elements be removed carefully to avoid damaging the foundation. In particular at the south end of the structure, the contractor should remain aware that removal of the floor framing will result in the foundation walls being laterally unbraced at the top of the foundation wall until new floor framing is installed. It is important to limit the ground surface loading around the foundation during this time and provide supplemental wall bracing as necessary to prevent inward deflection of the foundation walls and foundation cracks. At the time of 11 Pam Ln 7/25/19 pg3/3 the inspection not foundation cracks were observed on the basement foundation walls. The contractor should also re-use the foundation anchors wherever possible, taking care to remove bolts and washers prior to removing the sill plates to prevent damage to the anchors and foundation walls. Depending on the quantity and condition of the existing wall anchors, the contractor may need to provide some supplemental anchors with the new construction. Overall, the existing foundation structure appears to be structurally sound and suitable for re-use. However, the contractor remains responsible for determining the new framing configuration and ensuring that any changes in loading on the existing foundation do not result in overloading of the existing foundation. The recommendations provided in this letter are not meant to be taken as a construction directive. All work undertaken remains the responsibility of the property owner and his/her contractor.
