•All work will be performed within or above todays building standards, and will be in-
spected by city/town official when completed.

•All demolition material will be cleaned up and taken away from site.
• While we are working on the decks, homeowners may not have access to the deck or
job site until work is complete and the site is clean.
Matenals:
Decks will be constructed with pressure treated lumber and Azek pvc/composite deck-
ing surface, along with the stair treads. The color of the decking surface will be the
Azek color Brownstone. Their will be no change in design to the railing system and will
be using new pressure treated material. The framing will be fastened using galvanized

tal cost of this job is more than the original quote due to individual building permits and
exploratory digging near the side of the foundation piers. This is to make sure the piers
are within building codes as required by the town of South Windsor.

2013 Deck Replacement Project �j �,
This agreement made on the loth day of August, 2013 by and between Pleasant Hills Condominium
Association, Inc. of South Windsor, CT 06074 (hereinafter referred to as the "Association'), and Adams
Construction, at 132 Ridewood Rd, Wallingford, CT. 06492 hereinafter referred to as the"Contractor').
In consideration for the mutual covenants and promises of the parties hereto as hereinafter set forth, it
is agreed as follows:
1. Exhibit A. Contractor shall perform services as specified in Exhibit A.
2. Price. In consideration for the performance of the services outlined in Exhibit A, the total contract
price will be $6,695.40 plus applicable sales tax.
3.
4. Non-Performance. The Association retains the right to terminate the Contract for non-performance
of the specifications of this agreement at any time, but the Association must first notify the
Contractor in writing describing the problems via certified mail. If service continues to fail to meet
the specifications of Exhibit A, the Association has the option to terminate the contract immediately.
In the event of termination, the Contractor shall be entitled to payment for any services, which have
been satisfactorily been performed up to the day of said termination.
5. Insurance. The Contractor shall provide a Certificate of Insurance for Workman's Compensation
and Liability Insurance in the amount of at least $1,000,000 property, $100,000/$200,000
Workman's Compensation through the term of the contract. The Contractor will notify G&W
Management, Inc. immediately of any change in insurance coverage. A certificate of coverage is
required prior to commencement of work and payment.
6. Warranties. Contractor expressly warrants that all services be done in a workmanlike manner and
in accordance with all plans and specifications.
7. Equipment. Contractor shall provide all tools, materials, equipment and labor necessary to complete
the contract requirements.
8. Indemnification. Contractor agrees to indemnify, hold harmless and defend the owner, the property
manager, the property management firm, their officers and employees, heirs and assigns, from and
against any and all claims or damages arising from the contractor's performance of this contract, as well
as actions or inactions during the course of this contract of any of contractor's officers, employees,
guests, invitees and those doing business with him.
This contract represents the entire understanding between the parties. No verbal agreements have been
made or will be honored unless added as a written addendum to this agreement.

Install a new 95%efficient Goodman GMH950**313XA,two stage,warm air furnace with multi speed ECM blower
motor, required ductwork and a concentric(single unit)vent on the exterior of the building.
**New furnace will be properly sized based on the existing furnace.
Includes sidewall venting through the basement up to 50'
If roof venting is required an additional$150.00 will be charged.
NO additional charges(extra's)will be incurred without prior approval by a board member and a written change
