This letter is a request for approval to build houses at the referenced project that will exceed the 1,400 square feet maximum in a DRZ zone. The plans being submitted for review and for permit are all basically the same size houses and on foundations that are the exact same size as the house plans previously approved We have agreed with the Town to use designs following the original approved plans that were prepared by Gregory Montana. We have only added additional structural information and very slight layout changes to incorporate a utility room needed for the gas boiler. The following is a list of the house types that will exceed the 1,400 sq. ft. TYPE ACTUAL S.F.. OVERAGE A 1438 38 B 1436 36 C 1506 106 D 1456 56 Four of the six affordable houses to be bunt will have the extra footages listed above. The price range that we have established is from$114,900.00 to $127,900.00 for Phase One and $119,900.00 to $132,900.00 for Phase Two. Every house is the complex is priced below the maximum sale price in the Affordable Housing Program As a compromise,we are willing to instruct our Real Estate broker to reduce the price on any designated affordable houses by $3,000.00. The overages listed above are based on calculations by the Assessors office using a procedure of rounding off to the next even foot on all measurements. The actual overage is not as high as the amount shown if actual measurements are used in the calculations. Thank Y you for our consideration.
