The deck is 20x20 and the height is less than 30 inches above grade around much of the deck, however I will be installing Trex rails 36 inches in height around the entire deck. I will begin by install 9 techno post footings in the ground. One Row of 4 footings will be placed about 10 feet from the back of the home and another row of 4 posts will be installed about 19 feet from the back of the home. ( I will provide you with the load ratings for each footing from the engineer once they install the footings and provide it to me) The 9th footing will be placed next to the side of the home. The deck sticks out 3 feet past the side of the house. So obviously I can not justrun the ledge board 3 feet past the side of the house and have that cantilever hold the weight of the 2 joists that will attach to that portion of it. So I will place a footing here with a 6x6 post to pick up the weight of this over hang. I have Drawn a star with an arrow on the drawings submitted for the permit to further show you what im talking about here. Once the footings are installed I will place 6x6 posts on each footing. The 6x6 posts will each have a Simpson 6x6 to triple Beam post cap hardware placed on top. I will than install triple 2x10x20 beams across both rows of 6x6 posts. Next I will place copper flashing against the home and bolt a 2x10x20 ledge board to the back of the home using 2 ledge lock bolts in each Bay. I will than install 2x10x20 joists. The joists will be secured to the ledge board using joist hangers and be placed on top of the 2 other beams. The joists will be placed 16 inches on center. Once the joists are installed I will install Trex decking across the joists. The railings will be Trex railings, 36 inches in height with no space 4 inches or greater between any of the vertical balusters. There will be one stair case consisting of 3 steps. Each step will have a rise of 7.75 inches and a run of 11.25 inches. There will be a kickboard installed for each step. There is an existing Roof structure in and deck there now, The Roof structure is posted on its own into the Ground already and deck built under it. I will remove the existing deck and not disturb the existing roof structure or its support at all.
