Re: Appl. #2471-00—Dale P& Robynn K. Shannon, 1766 Main Street,East Windsor Hill, CT.,
A-40 zone.
Dear Mr. &Mrs. Shannon:
At the meeting of the South Windsor Zoning Board of Appeals held on July 6, 2000, the Board approved
your request for a 22' variance to section 10.2 to allow a proposed garage addition 28' from the property
line(50' required), at 1766 Main Street, East Windsor Hill, CT.,A-40 zone.
The Board concluded the hardships to be as follows:
1. Constructing the garage would bring the use more conforming than it is presently. Current
zoning regulations require a garage in the A-40 zone.
2. Options of placing the garage in other locations are limited.
Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of
construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your cwn
expense.
Very truly yours,

Dated:
The property at 1766 Main Street has no street frontage. The house sits 360 feet from the
street and is the only structure on the property. During the summer, the house cannot be
seen from the street because of the trees. There is a very limited view of one end of the
house through the trees in winter. The front of the house faces south, perpendicular to the
street and is only seen coming up the driveway at about 70 feet from the house.
With the help of Design Professionals, Inc., we determined that the west end of the house
is the only suitable location for the proposed garage. The garage cannot be built on the
east side of the house because that is where the septic system is located. It would not be
possible to build on the north side(back) of the house because the land slopes down to
the creek. Finally, building on the west side maintains the current flow ofpedestrian
traffic and access to the house through the keeping area and kitchen.
The house is designed as a Cape. It was built in the middle to late 1930's. We wish to
maintain the simple clean Cape look. To that end, we have been working with our
architect, Dan Wright, to design and build a garage that enhances that look and yet is
functional. The house was built in part with recycled materials and has had two additions
a full dormer on the back and an addition to the kitchen) so while we intend to
coordinate the design of the garage with the house there is not a completely uniform
design to follow.
Orienting the garage perpendicular to the house was based on our desire not to have
garage doors on the same side as the front of the house. As noted earlier the simplicity of
the design and relatively small size ofthe house would be easily overwhelmed by placing
the garage doors on the front side of the house.
In addition to the garage design being consistent with the house, our selection of
materials will be consistent with the materials currently on the house.
For example
The windows that we will use for the side ofthe garage that faces the front
will be 12 over 8 cottage style true divided lights.
The cedar shingles will be re-squared and rebutted cedar shingles.
The paint for the shingles will be MoorLife Flat Finish Latex Brilliant White
105 01. This is the paint color that was used to paint the house.
All trim will be painted MoorGlo soft gloss Latex Black 096 80. This is the
trim color on the house.
The outdoor lighting for the garage will be Quoizel light model number
QUOOX8379BA or equivalent, matching the pole light in the front yard and
the outdoor lights beside the house doors.
The roofing shingles will match those currently on the house.
The two garage doors will be 9 feet wide and be a gray or blue.
The pddestrian door will be a standard size and will most closely match the
kitchen door which is a true divided 4 light top with 3 panels below.
We propose to build an attached garage, 24' x 36' (standard size for 3 car garage);
the attached site map shows the proposed location for the addition. The roof ridge line of
the addition would be at right angles to that of the house. Although the proposed addition
would be the size of a 3 car garage, only two-thirds of it will be used as a garage;the
other one-third will be a workshop. The addition would have two 9' wide overhead
garage doors, and one man door(to enter the workshop area). It would also have two
double hung windows(with divided panes) on each end, as well as one at the back of the
workshop. The attached floor plan shows proposed location of doors and windows.
We are proposing to attach the garage to the west end of the house so that the
garage can be entered directly from the kitchen. Because of the natural slope of the lot,
the addition would set a few feet lower than the house. The addition would be sided with
wood shingles, painted white, to match the house. The roof would have asphalt shingles
that would match those on the house. We are working with an architect (Dan Wright)
who is committed to designing an addition that complements the house and sits
attractively on the lot. If available before the date of the Historic Commission hearing,
we will submit his preliminary drawings.
The house is 360' from Main St. and the property has no frontage on Main St. It
is accessible only from a private right of way. The house is not visible from the street,
and we anticipate that the garage will also not be visible from the street.
