Structural Investigation for Residence of Mr. David Peck, 275 Wood Pond Road, South Windsor, CT Dear Mr. Collins, At the request of Mr. David Peck, I visited the above-referenced location and reviewed the existing structural conditions. My observations follow. 1.First and second level floor systems exhibit a slope toward the central bearing line. Signs of movement are only apparent at the second level ceiling at the hall to the master bath. 2.The first floor joists show no significant deflection. An overload condition is not evident. Doubling of floor joists is not warranted. 3.The girder at the basement is dropped at the second and third columns. This drop is apparent when sighting along the top of the girder. There are no slab cracks in the area of the columns. The girder line drop is the source of the pitched floors and seems to be a long standing condition. Jacking the girder would address the out-of-level condition of the floor, but could lead to significant cosmetic damage that has not occurred to any noticeable degree except as noted in Item One above. If the girder column is still moving, it is probably due to a bearing problem at the column footing. My recommended course of action is to repair the cosmetic damage and monitor the girder and its support for any movement. If the girder and or columns are still settling, further action such as installation of supplemental columns and footings or reconstruction of the existing column footing would be warranted. The actual work required would best be determined at a later time with the slab opened and footing exposed to view.
