Dear Rob,
On August 13, 2002, this office received a phone call from the homeowner at 162
Cornerstone Drive. She expressed a concern regarding the column footings supporting
her rear deck.
An onsite inspection on August 14, 2002 revealed the deck's column footings to be
substantially less than Connecticut's minimum standard, established in the Cabo One and
Two Family Dwelling Code, 1995.
Similarly, deck footings located in the Sweet Meadow subdivision, Lots#12, #20 and
23 failed to meet minimum standards for frost protection. These footings have
subsequently been corrected, inspected and approved.
In light of these circumstances, restoration of confidence in the contractor's obligation to
code compliance and the integrity of the building inspection process is in order.
Please provide this department in writing a timely schedule for verifying footing depths
for decks constructed by Mannarino Builders at Cornerstone Drive, Stone Crossing and
Sweet Meadow subdivisions, retroactive.Exempt from this remedy are those footings
documented in Building Department records as inspected and approved. Future
Certificate's of Occupancy on new construction in the aforementioned subdivisions may
be impacted by failure to implement these corrective measures.
