Dear Sir:
Re : App. #1142 - Site Plan
The Planning & Zoning Commission discussed your application
for a site plan for the property at the southwest corner of Strong
and Ident Road after the public hearing last night. A great deal
of concern was expressed about the fact that the truck loading
area is in back of the building facing the residential zone. We
would like to avoid potential conflicts with the residential
properties to the west which will be developed shortly.
Therefore, your application has been tabled, and we suggest you
explore other alternatives for the placement of the building on the
lot. Possibly another curb cut on Ident Road towards the southerly
portion of the property might be desirable.
The Engineering Department and Planning Department will be happy
to help you develop a site plan which will be more compatible
with the adjacent residential area.
The Commission must take action on this application by May 29th,
and if you are unable to submit a modified plan by that date
please grant us a 65 day extension or the Commission will be forced
to act on the current site plan.
Yours very truly,

Dear Sir:
Re : App. #1142 - Resubdivision
Please be advised that the Planning & Zoning Commission voted
on May 6th, to approve your application for a site plan of
development for property located at the southwest corner of
Strong and Ident Roads, in an I zone, as shown on a plan prepared by
Peter D. Flynn, L. S. , dated March 17 , 1986 , revised to 5/5/86 ,
subject to the following modifications:
1. The detention basin shall be relocated to an area north of
where it is shown, subject to the approval of the Town Engineer.
2. The plans shall be modified to show a 2 ' berm along the
westerly property line, adjacent to the residentially zoned area.
3 . Note #5 in the data block should reflect that the parking spaces
are 10 ' x 20 ' , rather than 9 ' x 181 .
4. The plan should clearly indicate which areas are to be grassed.
5 . This approval is subject to the conditions of approval of the
Inland Wetlands Agency/Conservation Commission.
6 . No buildings permit will be issued until the final mylar has
been signed by this Commission, and filed in the Town Clerk' s Office.
7 . Prior to commencement of site work, a meeting must be held with
Town Staff.
A black and white transparent mylar of the site plan, with this
letter reproduced thereon, together with three paper prints , should
be submitted to this Commission promptly to be signed. After it
has been signed, it will be returned to you for filing in the Town
Clerk' s Office . You must file it within 90 days.

Subdivision Plan
1) . Proposed subdivision is in the I Zone, and is bounded on the west
and south by A-40 residential zone, on the north and east (across
roads) by I Zone. Both proposed lots are 2z times the required
lot size in the I Zone and meet all zoning requirements .
2) . A 25 ' buffer has been indicated on the west and south boundaries ,
between the I and A-40 Zone as required. There are several large
pine trees on the south boundary, as well as a stockade fence.
The Forest Village subdivision to the west is currently just begin-
ning construction and is providing some buffering. Buffer treat-
ments will be addressed with the site plans .
3) . There are regulated wetlands on site. Inland Wetlands Agency denied
with out prejudice at their April meeting due to insufficient drain-
age information, and applicant has proposed a detention basin to
serve both lots . The basin is depicted on a revised site plan but
must also be shown on final subdivision plan and the developer must
be responsible for the installation. Also , cross drainage rights
must be provided. This application will be heard again by Inland
Wetlands Agency at their May 12 meeting.
4) . The site does have sewer and water available.
5) . Applicant has made all plan modifications recommended by the Plan-
ning Department and we recommend approval.
Major-Minor Acquisitions
Lavallee Overhead Doors
S I T E P L A N L O T 3 A
1) . Applicant is proposing a small 5,000 sq. ft. building on a 52 , 000
sq. ft. lot. The building is low-profile at 16 ' height, well under
the allowable 40 ' maximum height limitation. The building only
covers 100 of the lot.
2) . A 4 ' berm with White Pines is proposed for the west boundary between
Forest Village Subdivision and this site. Tobacco Valley Sanitation
just across Ident Road has very successfully used a berm with Junipers
to screen their facility. Also, Forest Village Subdivision is re-
quired to plant one row of Eastern White Pines along the rear of lot
1-4, along the I-Zone, as part of the approval for the subdivision.
We recommend that plantings be coordinated between this applicant and
Forest Village so that White Pines are staggered to achieve the max-
imum screeninq effect.
3) . Public sewer and water are available to this site.
4) . Applicant is providing the required number of parking spaces.
5) . The loading dock and overhead doors do face the residential zone;
however, the loading space in front of the dock is greater than
90 ' away, the loading dock is 130 feet away, and our regulations
permit such spaces 50 ' or greater from a residential zone. There
are several outdoor lights depicted which potentially could shine
onto the residential zone; these must not impact any abutting res-
idences, and thus must be in compliance with Section 8 .7 .3, which
requires lighting be shaded from residential districts and streets.
6) . Proposed landscaping appears basically adequate-foundation plantings
look good; trees along Strong Road look a little sparse. Also,
Azaleas indicated along the south side of the building could be
eliminated in favor of more trees in front of the building, since
the south side 'of the building is reserved for future expansion.
7) . Applicant has complied with Planning Department' s recommended sug-
gestions, but the final plan still needs the following minor modi-
fications:
a) . The limits of construction lines must be modified to
include the newly designed detention basin;
b) . Under the DatC-block, note #5 needs to reflect 10 'X 20 '
parking spaces; .c Q X J
c) . The plan should indicate clearly which areas are to be
grassed.
