Gentlemen:
This is to certify that I have examined the land records
concerning an interior lot on Main Street, South Windsor to the
rear of 1281 Main Street designated as L247 of the Assessor's Map
on Map 83 , Parcel 9. This 2 . 1 Acres lot is currently owned by
Edward Kasheta, Sr. of 1300 Main Street, South Windsor and a deed
to David and Karen Kasheta is proposed with a residence
contemplated on said lot.
There is no frontage on Main Street except for a right of
way which has existed by deed reference Volume 7 Page 59 of the
South Windsor Land Records, running from this lot for ingress and
egress.
I am of the opinion that this lot has existed as a single
lot since as least September 20, 1872 when it was transferred as
a two acre lot from H. B. Noble to Samuel O. Stoughton. The lot
was then transferred by a Trustee Deed under the Estate of Samuel
O. Stoughton to John T. Wholley and Rosemary Wholley on December
29, 1954 . The lot was then tranferred by the Wholley's to Edward
Kasheta on August 8, 1962 to the present.
Thus this lot existed prior to Zoning Regulation enactment
and has not been divided since 1872 .
