1 . Application of Robert C . Hatch , for a one lot resubdivision at
g1 the southwest corner of property located on the east side of
O Avery Street , south of Country View Drive , as shown on a plan
1 prepared by Page Engineering , Inc . , dated 3-29-85 , Project
85-021 , RR zone .
Mr . Hatch was present and explained that he owns 16 acres and is
proposing to break off one acre for a lot . No zoning variances are
being requested , and Mr . Hatch said he has followed all the
regulations .
Assistant Town Planner Michele Rowley reported as follows : This one
lot subdivision is located on the east side of Avery Street near
Country View Drive in an RR zone . The lot will be hooked up to the
sewer and water is available . There will be a turn-around driveway ,
and no wetlands are on the property . A conservation plan is not
needed for disturbance of less than 1/2 acre . If approved the plan
will need the following modifications : Arrows indicating sewers and
drainage , and the acreage of the property should be shown on the key
map ; the foliage line should be indicated if the site is wooded (or
it should be noted if it is not wooded) ; the building line for lot 2
should be shown coincident with the right-of-way . A notation should
be added that there are no regulated wetlands on the site .
Town Engineer Martel .reported that his only comment is that iron pins
should be placed on all the corners of lot #2 .

RE: App. #1229 - 1 Lot Subdivision
Dear Mr. Hatch:
Please be advised that the Planning & Zoning Commission voted
on March 3, 1987 , to approve the above application for a 1-Lot
resubdivision for the southwest corner of your property at 1080
Avery Street, as shown on a plan prepared by Page Engineering,
Inc. dated 3/29/85 , subject to the following:
1. The plan shall be modified as follows:
a. The key map shall indicate the direction of
sanitary sewer and storm drainage flow, and
the total acreage of the property.
b. A foliage line should be shown; if the site is
not wooded this should be noted on the plan.
c. The building line for Lot 2 should be shown coin-
cident with the utility right-of-way.
d. A note that there are no regulated wetlands should
be added.
e. Iron pins must be placed at all property corners on
Lot 2.
f. The data table should reflect actual lot measurements
in the "provided" column.
2. Water shall be supplied to Lot 2 by the Connecticut Water
Company.
3. Lot 2 must be connected to the sanitary sewer system and is
subject to the approval of the Water Pollution Control Authority.
4. A drainage assessment fee of $50 .00 shall be submitted to this
Commission.

5. Footing drains will be required. Prior to the building of
any structure on the lot, a topographic map drawn to a scale
of 1" = 401 , shall be submitted showing proposed contours,
elevations and the location of the footing drains. No build-
ing permit will be issued until the proposed contours, floor
elevations and location of footing drains have been approved
by the Town Engineer.
6. No building permits will be issued until all the conditions
of approval have been complied with and the final plans have
been filed in the office of the Town Clerk.
A black and white transparent mylar, together with two blueprint
copies of the plan, must be submitted to this Commission to be
stamped and signed. This letter of approval must be reproduced
on the plan. After the mylars are signed, they will be returned
to you and must be filed in the Town Clerk' s office within 90 days.

Engineering - subject to the following conditions :
1 . The technical approval of the Town Staff is given .
2 . This approval letter is affixed to the final set
of mylars and filed with the Town of South Windsor.
