Georgeadis 105 Greenfield Drive South Windsor, CT 06074 August 29, 1994 AUG 2 9 04 South Windsor BUILDING DEPARTMENT To Whom It May Concern: I have recently experienced a homeowner's nightmare I thought one only reads about in the paper. 4 s On April 51 1994, I signed a contract (a copy of which is enclosed) with American Building Contractors, Inc. and New England Window Man (The Windowman) to re-roof entire house and remodel kitchen at 105 Greenfield Drive, South Windsor, CT. Completion date for this work was stated as May 15, 1994. To date this project is still unfinished. Some of the problems encountered were: 1. First roof was improperly installed, which required removal of new as well as original roofing shingles. After weeks of delays, another roof installation was begun. Work was halted after the first day when I discovered they were using the wrong shingles. More delays and problems followed, with the roof finally being completed by the third roofer, however not to our satisfaction. 2. All upper kitchen cabinets and built-in food pantry were removed without the builder having even ordered new cabinets. When questioned he stated he was going to do something nice for us and have one of his workers custom build us cabinets. 3. Sheet rock ceiling was removed and skylight installed. Four different crews (ranging in age from 18 to 7 0) attempted to install a new sheet rock ceiling and soffit over a five-day period. The ceiling had a minimum of 30 seams, and looked like it was put up by 10-year olds with dirty hands building a jigsaw puzzle. We advised the builder this was unacceptable, at which point he brought in two different dry wall contractors to take a look at the job and "fix it" . He was advised by both (as well as the dry wall M 4 d... r . ; 2- contractor we brought in) that the job couldn n removal d" . it the would need to be re-done from scratch. Up ceiling, we noted many areas with no insulation and/or vapor barriers. 4.In the process of all this my living room ceiling was the cracked. We have been advised by the contra ctor who re-didceilingthatsincethelivingroom, dining room and hallway all run together, this will cost approximately $1,100 to repair and paint. 5.The workman building our cabinets either q lt or was and stain fired, and a cabinetmaker was hirestarteda tWhenput he tried to install the the cabinets that had been cabinets, several did not fit and it's taken him weeks to re-work them. We were forced to replace our refrigerator (much sooner than we had planned) as ours didn't fit in the opening. We have advised the builder that the cabinets are not "finished" inside done s were the ones we had originally chosen and this needs to 6. The garden window, which has already been paid for, is not completed outside or trimmed inside. 7.The duct work to vent a fan to the t operationfde was nonea installed. This forced me to go to a ductless fan built-in microwave oven. 8.We have not heard from the builder or seen a workman since the ceramic floor was completed approximatelmy three icrowave weeks ago. I was forced to install the gas range, and dishwasher myself in order to make the kitchen functional. The pipe for the gas range was originally installed almost waist high, thereby not allowing the range to be pushed against the wall. This had to be re-done. 9. With the exception of the outside drywall contractor that installed the final kitchen ceiling (and did a beautiful job) , no care or consideration whatsoever has been given to my home during this project. I have sheet rock dust throughout the entire and my wall-to-wall carpeting outside the kitchen area is stained with joint compound and the glue. 10. Building permits were not taken out until the insisted on it. Once I insisted on building permits this forced to use licensed electricians and plumbers that were outside icontractors. Not taking out permits s a common practice according to the workmen. 3- 11. I have received calls from several of the subcontractors at various times stating they were not being paid, and at times have had to have a simultaneous exchange of checks. I was shocked to discover that even if I pay my contractor in good faith for work done by a subcontractor, if he doesn't pay the subcontractor I am responsible for payment to the subcontractor and he has the right to place a lien on my house. I feel as though consumer protection is- an oxymoron. 12. I put myself on third shift for approximately six weeks to try and oversee some of the work being done and still I had problems with "no-shows" and poor workmanship. I am enclosing a list of other homeowners' names I have obtained who have experienced similar problems, as well as some of the contractor's former workers. I am sure there are many, many more homeowners who have been hurt by this outfit, but this information is difficult to obtain as he routinely avoids taking out building permits. Also, many building departments record by either street address or homeowner name and do not cross-reference by contractor's name and/or license number. My kitchen is almost complete, and I could just walk away and try to put this nightmare behind me. But I cannot in good conscience do nothing. I have been advised, however, that I may be liable for slander, and would appreciate what you can do to keep my name confidential. Anything you can do to help, or advice you can provide would be appreciated. Please feel free to contact me at 644-0112 should you have questions or require additional information. I also have many pictures I can share with you if it will help. The South Windsor Building Department is aware of what is going on and I'm sure would be willing to discuss this further with you, as well as the Windsor Building Department, which has had problems with this outfit also. Very truly yours, Al ander Ged geadis srg Enclosures
