I understand that your client is applying for a loan to purchase the property and you have questions regarding town requirements. The following information is applicable in regards to existing septic systems: The town of South Windsor does not require that residences connect to the public sewer at the time of a property transfer. However, it is the policy of the town that in the event that the existing septic system fails the property owner will be required to connect to the public sewer system. The exception to this requirement is for minor repairs (i.e. septic tank replacements, house sewer line, or d-box). No repairs to the leaching system may be conducted in areas where public sewer is available. According to our records the home was built in 1961. There is no information in our files to indicate that any repairs to the existing septic system have been conducted. Although the system is smaller than the standards required for new construction in 2015,there is no upgrade required because it was approved at the time of installation.
