building_ one sign to partially protrude above a graduated roof line by approx. 17 inches
For Variance request only:
1- Strict application of the regulations would produce UNDUE HARDSHIP because
The sign position on the building is approx. 200 feet from Rte. 5, behind the railroad crossing gates and lip*ht.
The majority of our traffic is tractor trailers and vehicles travelling on Rte. 5 at 50 mph would not scc a smaller sign
or Would sec the sign too late to make the turn onto Pleasant Valley Rd.creating ul unsafC and difficult manuc\Cr
such as a U turn at a median opening on Rte.S.
2. T he hardship created is UNIQUE and not shared by all properties alike in the
neighborhood because
\Ve are a corner lot. Our traffic is mainly tractor hailers and the sign is 200 Peet from the 1-0aKIWJy it is faCing.
Traffic travels at 50 mph on Rte.5 and sight lines are diminished due to railroad crossing Qates and lights;ind
several telephone poles.
3. The variance would not adversely impact neighboring property, i.e. public health, safety,
convenience, welfare and property value, because
:Actual signs adhere to all rCi7ulations concerning size and lighting. The signs are made and installed professionally
and do not face neighboring,properties nor do they impact traffic patterns, lighting or pedestrian traffic to
neighboring properties.

The Board determined the hardships to be the distance from the highway and the ground cover
