HomeMy WebLinkAboutApplication Files_89666_pg0029 Introduction: The applicant is seeking approval of a site plan modification for
additional gravel areas to be used for parking and storage of trailers associated with the
use of two buildings on site(#361 Amoun Pita& Distribution; #363 Amoun Road
Service).
Existing Conditions: The 1.57 acre site is located in the Industrial zone and has three
buildings constructed in the 1960s with associated pavement and gravel on site. Building
#357 is a residential house with a gravel driveway west of the house. Building#361 is a
5,000 sf building with a loading dock and is located behind(south) of the house with
access from a bituminous driveway east of the house. Building#363 is another 5,000 sf
vehicle repair garage located behind(south of) building#361 with a large area of
pavement east of the building, and an access driveway that extends from the access for
#361 driveway down a narrow and steep ramp. The site is narrow and slopes south-
easterly with the majority of all storm water draining into wetlands and subsequently to
The Podunk River located on adjacent property(N/F Botticello&Labelle).
Proposed Development: The proposed development of the site consists of the
construction of additional gravel areas for parking and storage of tractor trailers.
The gravel areas are proposed on site and within a proposed lease area located on the
adjacent parcel to the east(N/F Botticello&Labelle).
Runoff from most of the proposed gravel areas will drain toward the existing pavement,
and be collected in a catch basin structure. Runoff from the catch basin will be routed
through a Stormceptor STC900 for treatment, then routed westerly to another catch basin
receiving clean runoff from a drainage swale, and subsequently routed through a manhole
and to an impact basin located along the banks of the Podunk River.
Peak Runoff Control: No measures have been taken to address peak runoff control
Structural Drainage Systems: A Stormceptor STC 900 has been specified to treat
runoff from the area of pavement and gravel (approximately 1.4 acres).
Erosion/Sedimentation Control Systems: An erosion/sedimentation control plan has
been developed as part of the site design. These measures include the following:
1. Installation of silt fence down-slope of disturbed areas.
2. Installation of silt fence around stockpiled materials.
3. Seeding and stabilization of disturbed areas as soon as practical during
construction.
4. Maintenance of the above measures.
Drainage Design:
The drainage design of the site has been completed utilizing a number of computer
programs and generally accepted design methods. The runoff from the site under
developed conditions has been calculated using the Rational Method. Calculations are
included in appendix A.
Conclusions: As designed, the Stormceptor STC 900 will mitigate any storm-water
quality impacts from operation of the truck repair facility.
