Engineering Summary Report Revised January 4,2011
Introduction '
This Engineering Summary Report is prepared to review the site engineering and storm water
drainage design of the Proposed Medical Office Building, located at 1559 Sullivan Avenue and '
29 Community Road, in South Windsor, Connecticut. This Engineering Summary Report is
completed in accordance with the Town of South Windsor Regulations.
Existing Site Conditions
The existing site is presently a 1.6 acre lot located the western side of Sullivan Road. The '
property contains a 1 story wood frame house. The lot currently consists of some patches of
woodland and for the most part has well maintained grass cover. The topography slopes down
from Sullivan Avenue towards the commercial development located atthe rear of the site. '
The existing site contains 2 separate soil classifications. Scitico, Shaker, and Maybid soils,
nearly level, and Urban Land consists of areas consisting mostly of sites for buildings, paved '
roads, and parking lots. These two soil groups cover the site and are considered to be Soil type
D.
Currently, the surface runoff exits the site at three location r '
s referred to as the Outlet Points.
Outlet Point#1 sheet flows from the site along the southern property line. Outlet Point#2 sheet
flows to the northwestern property line. Outlet Point #3 is an existing catch basin located in the '
adjoining property. This catch basin collects the runoff that sheet flows from the site along the
western property line to the asphalt parking area and through the existing storm drainage
system. This outlet point does include the flow from the site to the existing catch basin along the ,
western property line to Outlet Point#3.
Proposed Improvements '
The proposed build out for the project proposes to remove the existing 1 story wood frame
house and construct a new building. The building will be a two story Medical Office of t7,039
square feet per floor, as well as associated parking and infrastructure improvements; including
utilities, landscaping, site lighting and drainage. '
The project increases .the total hard surface to approximately. 0.82 acres. The -increase in
impervious area will cause an increase in the peak rate of runoff leaving the site from Outlet '
Point #2 and #3. Therefore, on-site stormwater detention will be required, including Water
Quality (per State of Connecticut Department of Environmental Protection requirements) in the
form of the removal of at least 80% of the Total Suspended Solids (TSS). '
