The Easement Plan, Sheet No. EP-I shows the property transfers, utility and access easements and
sidewalk easement between the property at 1744 Ellington Road and 1559 Sullivan Avenue and the State
of Connecticut. The plan is signed and sealed by a CT Licensed Surveyor.
4. 1 did not find the Easement Plan, Sheet no. EP-1 in this submittal.
The Easement Plan, Sheet No. EP-I is enclosed for your review.
5. The concrete sidewalk between this property and that at 1744 Ellington Road (along the rear driveway)
should be at least 5 feet wide from the curb to make room for the curb and pedestrians.
The proposed sidewalk width has been revised to be 5 feet along the rear driveway.
6. Label the sidewalk ramps on sheet SP-I.
The sidewalk ramps have been labeled and shown on Sheet SP-1.
7. Add to Note 15 on SP-I that the parking spaces shall be marked with double striping and refer to the
Parking Space Stripe detail on Sheet DN-1.
Note 15 on Sheet No. SP-1 has been revised for the double stripe and referenced to the detail on Sheet
DN-1.
8. The proposed grades from the sidewalk down to the parking area are very steep (2H.I V) by the end of
the proposed retaining wall along Community Rd this retaining wall should be raised to a top elevation
of 110 to contour 110 and extended south about 10 feet at elevation 109 to reduce this slope.
The proposed retaining wall has been extended to the south to existing elevation 109. The top of wall
elevation has been set to elevation 100 from the access drive to existing ground elevation 109.
9. The proposed grades down the driveway and into the front parking area are still awkward as the steep
driveway grades (8-10%) meet the flat grades in the driveway (2%) without much transition. I think this
can be improved by revising the grading in the front driveway by eliminating CB #1 and the
associated low spot and shifting CB #2 to the north to collect runoff from the parking area.
Check these grades and revise the plans as needed to improve this area.
Catch basin #1 has been removed and Catch basin #2 moved to the north to eliminate a low point. The
grading from the entrance drive to the parking area in front of the building has been revised to provide a
smoother transition.
10. The proposed riprap plunge pool in the northern detention basin needs to be made larger, at least ►0 ft
x 10 feet so the water can slow down and turn west
The proposed riprap plunge pool has been made larger and labeled as such on Sheet no. GU-I and
on the Riprap Plunge Pool / Energy Dissipater detail on Sheet no. DN-3.
11. The deceleration lane on Sullivan Avenue into the Town Hall driveway needs to be lengthened per the
memo from Jim Bubaris dated Feb 8, 20 11. This will require the removal of several trees along Sullivan
Ave. and abutting properties.
