A zoning data chart has been added to the Overall Site Plan, sheet OP-1 to demonstrate that
the property at 1744 Ellington Road continues to meet the requirements of the RC zone per
the zoning regulations.
Layout/Topogra by Plan
1. The 10 foot side yard must be shown in addition to the 50 foot buffer.
The 50 foot residential buffer setback line and a 10 foot side yard setback line have been revised
as shown on the Site Plan, sheet SP-1.
2. The RC and RR zone reference towards the top-right of the page appears to be out of place. Is it
supposed to separate a property line?
The RC and RR zone Line shown on the plans was referenced from the towns zoning map dated
October 15, 2003. If necessary, the location of the zone line shown on our plans will be adjusted
as required by the town.
3. The access easement shown to the property to the north should be defined on the plans (i.e.
grantorlgrantee and purpose).
An Easement Plan, sheet no. EP-I has been created to define and clarify the locations and
purposes of the proposed easements.
4. Cross travel easement must be shown between the property at 1559 and 1720 Ellington Road as
they exist as separate parcels.
An Easement Plan, sheet no. EP-1 has been created to define and clarify the locations and
purposes of the proposed easements.
5. Proposed walk should be extended along the shoulder of the access drive to tie into the new public
sidewalk proposed along Sullivan Avenue.
Access from the proposed building and parking areas to the proposed sidewalk along Sullivan
Avenue has been provided by a sidewalk in the southeastern portion of the development. This
will provide a safer location for pedestrian use due to the proposed retaining wall along the
frontage and the slope of the entrance drive.
6. How is the encroachment to the south being handled?
The property owner is corresponding with Henry P. & Shirley V. Wayner to rectify the existing
driveway encroachment over the property line.Plans will be revised to reflect any changes in
the encroachment between the owners as necessary.
