RE: Application 11-1OP, Jehovah's Witnesses 640 Burnham Road
Engineering has reviewed the site plan for the above application and has the following
comments:
1. The proposed driveway has curves and both the driveway and parking area are
shown at an 8% slope. The proposed driveway and parking area should be paved
because a gravel surfaces at 8%will erode, deteriorate and be difficult to maintain.
2. The driveway should be regraded with cross slope to the west or down hill so water
flows off the down hill side of the driveway.
3. Most parking lots are sloped at 5%or less because it is difficult to open car doors at
steeper slopes. Consideration should be given to regrading the parking area so the
slope is 5% or less.
4. A turn around area needs to be provided at the western end of the parking area so
cars in the last two spaces can back-up and turn facing east at the same time so
they can drive forward out of the parking lot.
5. There should be no curb at the western end of the parking area so storm water
drains off this area to the west. However, there should be a stone filter strip off the
western end of the parking area to capture any pollutants and reduce the
stormwater velocity before it flows down the steep hill toward the west.
6. The embankment at the western end of the proposed parking area and to the west
of the driveway has steep 2 Y2 : 1 slopes and therefore guard rails are needed at
the top of these slopes. A detail drawing should be provided for the guard rail.
7. The proposed driveway is shaded and labeled as gravel. The proposed parking
spaces are similarly shaded but the surface material is not labeled. There is a
pavement detail but there is no indication as to where the pavement goes. The
parking area surface material needs to be labeled on the plan. The pavement
detail needs to be labeled as to where it applies.
8. The proposed driveway and parking area are to be built on fill up to 12' deep.
Requirements should be provided for the fill material, its placement and
compaction.
9. Show the layout and area of the proposed geothermal trenches as well as details.
