The Applicant,Connecticut Studios, LLC,seeks to develop properties located between
John Fitch Boulevard,Ellington Road,and Chapel Road in South Windsor Connecticut. The
project area is a portion of property known as Interstate 291(1-291)Gateway Zone,
located in the southwestern corner of South Windsor,Connecticut.
The Applicant proposes a full service,state of the art motion picture and television studio,
production and post production facility. Planned redevelopment activities include the
demolition of the former drive-in movie theater complex and the construction of four
53,290 square-foot studio production buildings,a 75,000 square-foot mill building,and
paved parking for 500±vehicles(including three porous pavement parking areas),
landscape areas,and a paved backlot staging area. Access to the Site would be achieved
from Ellington Road and Chapel Road. Each access drive will have a manned security
house and gate.
Each of the 4 studio production buildings shall contain two 20,000 square-foot sound
stages and 26,000 square feet of furnished,full service production and executive offices.
A 30,000 square-foot digital media and postproduction facility is proposed above the
75,000 square-foot mill space.
