As you may know, molds are part of the natural environment, indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces that are wet. There are many types of mold, and none of them will grow without water or moisture. It is impossible to get rid of all mold and mold spores indoors; some mold spores will be found floating through the air and in house dust. The mold spores will not grow if moisture is not present. Indoor mold growth can and should be prevented or controlled by controlling moisture indoors. If there is mold growth in your home, you must clean up the mold and fix the water problem. If you clean up the mold, but don't fix the water problem, then, most likely, the mold problem will come back. Having said that,my investigation focused on the washer and bathroom sink that your tenant said had plumbing leaks that contributed to mold growth. I expanded my investigation and checked the bathroom walls floors and ceilings and the plumbing in the kitchen. At the time of my investigation I could not detect any mold growth, moisture or leaks except that the washer hot and cold faucets leaked when turned on. I did not observe mold growth associated with the washer faucet leaks. I did observe scaring but no active mold growth in the cement where the wood floor is. I also reviewed the condition report provided by Aaron's Enviro-Clean, a mold remediation company, and it appears that they have taken the appropriate steps to remediate mold from your property. I would like to thank you for your cooperation in remediating the mold and offer my services if you require any assistance in the future. rnviron e Vit , R.S.m ntal al fficer r G& W Management, Ina 90 BPO/Aard Roark Ste IOS Pha►e: d6p.S4&9773 HaRforg cr 06M Fad, dd0-S&970d FAX TRANSMUTAL FORM F$OM: PHONE--860.548-9773 FAX 860-S49-9708 o urseu o Faf DATE SENT:Revlew O Pk me Comp/ o ROAM Rm" NII WIE$O,FPAG,ES INCLUDING COMER: C..U1 r. 671 ✓.e,dL'tr Page 1. of I Pat Ruggiero .................... .............--...............................................................I.....-I................................................................................................................................................................... .............................. Water from the clothes washer discharge caused water damage in unit 710 and 707. On the same day Aaron's affected removal of affected sheetrock and flooring materials as necessary due to this loss, In the process of removing some of these materials, micro-biological growth on sheetrock was discovered. Based upon the presence of this material and the occupant's report of a prior water loss due to a failed water heater and based upon visible evidence of chronic water leaks originating ftom the supply valves behind the washer/dryer unit,Aaron's recommended that the micro-biological growth be remediated and advised the unit owner./occupant to affect repairs to correct the leaky valves. As per your request and work authorization., on.February 9, 2010, Aaron's affected the following work in unit 71.0 at Bryrewood wait## 710: * Water heater was drained and.removed * Approximately ten. (1.0) square feet of sheetrock was removed.. Approximately 36 square inches of this material had visible micro-biological growth attached. These materials were bagged and removed from the site for disposal. * Open wall cavities, flooring, remaining adjacent surfaces Heap-vacu.tuned. * Open wall cavities were treated with Anti-Microbial solution 4,_ and encapsulant material * Extremely small amount of micro-biological growth was removed using Hepa-Vaccuxne, from wall board behind base trim in the rear of toilets in botb.batluooms. ,Anti- Microbial solution and Encapsulant were applied to these areas. • Bathroom vanity was removed to expose sheetrock for. inspection. No issues were discovered. • DE-500 Hepa Air Scrubber was deployed and left in place as a safety measure following work procedures to control and collect ait borne dust. Work areas were placed in isolation during remediation procedures. In sum, remedi, ation within unit 710 did not rise to the level of being considered substantial in any way.
