Sketch was ;;ode on a uetropolitan District Commission map. The soils on the property vary from the well drained Windsor loam fine sand, 3-8% slopes to the poorly drained Walpole sandy loam, C-:sA j slopes. Intermediate between these two soil types is the Nini.gret I fine sandy loam, 0-•3% slopes. The Windsor sail type I3as slight limitations for urba;a development. Water table is deeper than 3 feet from the surface year-round. The, moderately well drained Ninigrat soil has a water table-15 to 20 iuches of the soil surface during the Bret seasons. The severe limita-- tious for urban development of this soil require fill or drainage. The poorly drained Walpole sails have .a water table within 0-6 iachesz of the soil, surface during the wettest part of the year. Drainage and landfill measurer are ueeded-- to, overcome the high water table. The parcel, is to be subdivided into a western tvv acre lot and a four acre lot to the east. most of the two acre lot will coasiat of -st in,i.gret soil i. Depending on where t`ne parcel is subdivided, the back portion of this lot may be uetl cads. house construction on the la.r,er lot is proposed for the rear portioa. Construction of a house in this area will.require fill for tie drive- way to cross the wetland. House and septic system located iu Ninigret soils will require fill. page 2 - I&E on T. Files property, S.W. 12/12/77 CO MENTS & RECOrII+ MATIONS: 1. Consider construction of houses without basements. If a house with a basement is to be constructed, install a sump pump and uuderdrains. 2. douse construction on the western lot will require fill for the house and septic system. 3. If permission is to be granted..to fill for the driveway on the eastern lot, install a culvert under the driveway to prevent an increase in ponding east of the drive. Increased ponding could create problems for the adjoining property owner. 4. Locate house and septic system in the area of Windsor soils. Install fill if construction is to be on Ninigret soils. 5. Revegetate disturbed areas as soon as practical to reduce erosion around the homesites. Sedi"ent that results from erosion will be depo- sited on site in the wetland area. Philip J.
