KB S/cb att. cc: Mr. A. Castellazzo, State Health Department w/att. An Equal Opportunity Employer S.B.E.Certified SOUTH WINDSOR GOLF COURSE SEPTIC SYSTEM The proposed project is an 18-hole par 72 golf course with a clubhouse which will contain a pro shop, bar and restaurant. There will be no lockers, showers or banquet facilities. The restaurant will have 80 seats - approximately 24 in the bar and 56 in the restaurant and will be able to serve a full meal. For design purposes, the following scenarios were considered: I) Design flows based upon use and :,eating. II) Actual water use of a similar facility. I) DESIGN FLOW - The maximum number of golfers that can use an 18-hole facility is 300 per day. (Two hundred and fifty is considered an excellent day). Not every golfer will use the clubhouse; however, for design computations, we will assume that 300 people use the facilities each day. Of the 300, assume 200 will use the bar and 100 will eat meals. 100 meals x 10 GPD= 1,000 GPD 200 @ bar x 5 GPD= L000 GPD 2,000 GPD As an additional safety factor, if you added in a 1.5 peaking factor, the maximum flow would be 3,000 GPD. II ACTUAL USE - The developer of this course currently is involved in three golf courses in Portland, CT - Quarry Ridge - which is a 9-hole facility Portland Golf Course- an 18-hole par 72 course Portland Golf Course West - an 18-hole par 60 course. All facilities have a restaurant and bar. Portland Golf Course has 19 - 4 seat booths, 8-4 seat tables and 2-6 seat tables for a total of 120 seats. Portland Golf Course West has 12-4 seat booths,4-2 seat booths and 2 - 10 seat tables for a total of 76 seats. Both facilities are open approximately 275 days per year(March 15 -Dec. 15). In checking with the Town of Portland, it was determined that the Portland Golf Course used 50,910 cubic feet of water last season and Portland Golf Course West used 28,660 cubic feet(meter readings were taken in April and October). Not only does this number reflect the water use of the clubhouse, it also includes the water used in the daily washing of the golf carts which we estimate is 200-300 GPD. Because the Portland Golf Course(I 8-bolepar 72)is similar in use to the proposed South Windsor Golf Course, these figures will be used to confirm the design numbers. 50,910 cf x 7.5 gal/cf= 381,825 gals per year 381,825 gal_275 days= 1,388 GPD avg. use Because this figure does not take into account low usage days, assume a peaking factor of 2.0; therefore, peak use(including cart washing) is 2.0 x 1,388 GPD = 2,776 GPD. Based upon the above, it is reasonable to use 3,000 GPI) as a design figure for the South Windsor Golf Course clubhouse. Hyyppa& Associates 124 Hebron Avenue Glastonbury, CT 06033 SOUTH WINDSOR GOLF COURSE SEPTIC SYSTEM I GENERAL The existing site is currently being farmed. Abutting properties are residential houses. The area where the septic system is proposed is fairly flat, with the clubhouse sitting on a small plateau above the field. Surface water drains in a westerly direction away from the proposed septic field. Eleven test pits of various depths were done in the area which showed no sign of ledge, water, mottling or hardpan. The holes in the area of the septic field showed a layer of silt loam(6"-24" deep) over gravelly coarse sand which varied in depths. The lower portion of the pits were generally a fine-medium sand. Initial test pit excavation was done to a depth of ap- proximately 90";however,due to the coarseness of the material, many holes "sluffed"in so the depth measured was not necessarily the actual depth dug. For test pit data, see design plans. For design purposes, the following scenarios were considered: I) Design flows based upon use and seating. II) Actual water use of a similar facility. H DESIGN FLOW The maximum number of golfers that can use an 18-hole facility is 300 per day. (Two hundred and fifty is considered an excellent day). Plans were prepared by the consulting firm of Reino E. Hyyppa and Associates and submitted to this office for review pursuant to Section 19-13-B103d(c) of the Public Health Code. The plans bear a revision date of January 29, 1996. These plans were found to be generally satisfactory but in need of further revision due to the following: 1. The total effective leaching area required for a design flow of 3,000 gallons per day is 3,750 sq.ft. (3,000/0.8 = 3,750) . 2. The maintenance specifications shall state that the first grease trap be pumped at two month intervals during the golf season. The second grease trap shall be pumped on an as-needed basis. 3. The inlet and outlet baffles of the grease traps shall extend to a depth of 12 inches above the trap bottom. 4. The specifications shall indicate that the golf course restaurant/grill will not cater group functions nor serve the general public. With the above items noted, revised plans shall be forwarded to this office for further review and approval. If you have any questions, please feel free to contact us. Sincerely, Z4)41xp Arthur J.
