A sketch is attached of the areas of the Subject Property where remediation services are recommended/quoted. 50 Elm Street Unit#26 South Windsor, CT 06074 The subject property is an apartment/condo unit. Owners' Initial Report The owner(or owner's agent) reported the following previous to and/or during the time of inspection; 1. Owner's agent reported that the occupant of the apartment unit reported possible mold/fungal growth in the unit that she believed was causing her physiological discomfort. Occupant has subsequently sought medical attention as a result. 2. Owner's agent reported seeing excessive condensation and water pooling on or around one or more windows of the apartment unit upon his initial inspection immediately following the tenant's report of possible mold/fungal growth. Occupant was boiling water at the time of the agent's initial inspection. 3. Occupant reported an intermittent small leak above the stove, possibly the result of seasonal ice heave along eave line of roof: Sumr>rilary of Visual Mold Inspection Based on a physical inspection performed by TOMR, the following is a summary of the mold growth found at the subject property. Descriptions may contain references to property sketch(attached). Where used, the word "interior"describes surfaces closest to the center of a room, "exterior" refers to surfaces farthest from the center of a room for the area specified. AREA A(LIVING ROOM) 1. Visible mold growth was present on INTERIOR WINDOW CASING surfaces where indicated on the property sketch. Growth was at approximately 70 % visible coverage of this surface type in this AREA, Visible condensation and a considerable amount of standing water were present on window glass and casing surfaces at the time of inspection. 2. Visible mold growth was present on INTERIOR SHEETROCK WALL surfaces directly below windows where indicated on the property sketch. Growth was at approximately 5 %visible coverage of this surface type in this AREA. AREA D (ALL OTHER AREASI 1. No flourishing visible fungal growth was detected in any other areas of the structure. SOURCE OF WATER FILTRATION Based on THE OWNER'S REPORT AND TOMR'S VISUAL INSPECTION, the source of the water infiltration AND high humidity condition that resulted in the initial & continued mold growth was most likely caused by one or more of the following: 1. Lack of humidity control through the use of dehumidification equipment to keep the ambient air humidity in the affected area(s)at or below 50-56% at all times. 2. Excess humidity causing condensation on or around windows, doors, and walls. 3. Roof failure due to defect, age, improper flashing, ice heave, etc, NOTE: Other than an intermittent small leak reported by the occupant above the stove, no evidence could be found of water/moisture infiltration due to structural failure or defective plumbing. The heavy condensation and water pooling on the windows and walls is normally indicative of a high relative humidity condition inside the structure. However, based on the observation that such condensation was not noticeably present on adjacent apartment unit windows, and based on the low (41.2%) relative humidity at the time of inspection, it is possible that the occupant may be contributing to excess humidity through the use of humidification equipment or the like which was not In use at the time of inspection. Causal Corrective Action Pritchard Total Mold Remediation Services sfrona1v recommends taking the following corrective action to properly address the cause of the subject property's current mold growth and to prevent future growth. PRIOR TO_REMEDIATION SERVICES The following is a list of suggested remedies to conditions that MAY exist to contribute to a water/moisture problem. In all cases the owner should first have a full evaluation performed by a qualified individual to ascertain the need for repairs, replacements, or installations. o Do not touch or move anv potentially contaminated surfaces and/or items as this may increase the risk of greater mold contamination. FOLLOWING REMEDIATION SERVICES n Operate dehumidification equipment in sufficient numbers and capacity to effectively keep the ambient air humidity in the remediated area(s) below 55% at all times. © A summary report will be provided by following the completion of remediation services outlining all other recommended corrective action the owner(s) may need to take in order to best prevent future mold growth. MOLD INSPECTIONS ONLY. It is recommended by the Centers for Disease Control that any amount of visible mold growth be properly remediated. Spores(the microscopic seed-like structure that mold grows from) and mycotoxins(byproducts given off by mold/fungi growth) cannot be detected visually. These substances can present certain health risks for individuals who are exposed to them. Although the likelihood of high spore and/or mycotoxln concentrations is greater when visible and/or active mold growth is detected, visible and/or active mold growth is not necessary to the presence of high spore concentrations and mycotoxins. High spore concentrations are possible in enclosed living areas that show no visible signs of mold growth where: Mold growth may be present in areas inaccessible to visual inspection. . The mold growth colonies may be below the human visual detection threshold. Recent activity involving the disturbance of mold infested items was conducted in an unsealed/unfiltered/uncontrolled work environment. A Total Bloaerosol lab culture test is required to accurately determine the presence and concentration of indoor spores. The following entities are provided as a courtesy and can provide such testing for a fee. TOMB is not legally or financially related to, or affiliated with the following entities: APPLIED MICROBIOLOGY SERVICES 860-537"-31 9E Associated Health Risks Mold spores are naturally occurring and ubiquitous in the environment. Molds are very common in buildings and homes and will grow anywhere indoors where there Is moisture. The most common indoor molds are: Cladosporium Penicillium Aspergillus Alternaria M Stachybotrys Chartarum (least common) Mold exposure does not always present a health problem indoors. The heath risks associated with mold, mold spores, and the mycotoxins they emit vary from mildly allergenic to virulently toxic depending upon: An Individual's personal susceptibility to mold &fungus(i.e. mold allergies), . General health&function of the immune system. Length, concentration, and route of exposure into the body. The type(s)of mold itself. Some of the most common signs and symptoms of a mold related health issues include: Headache, irritation to eyes nose and throat, asthma, pneumonia, nose bleeds, emphysema, impaired vision, dizziness, impaired coordination, nausea, anemia, malaise, fatigue, dry chapped and irritated skin, liver and kidney damage, rashes, and infections. The manifestation of symptoms during or immediately following exposure to a specific room/area, coupled with the cessation of such symptoms some time after leaving that same room/area can be a strong indicator of high spore/mycotoxin concentrations. Three common measurements used for the detection of fungal bloaerosols or fungal loading levels are as follows. CFU/m3= Colony forming units(CFU) per cubic meter of air sample (m3). CFU is a measure of viable bacterial numbers, NOT an exact measure of numbers of viable cells, as a colony-forming unit may contain more cells. ACCEPTABLE LEVELS: Many organizations (including the ACGIH) agree that 100-200 CFU/m3 Is an acceptable limit for fungal contamination. Count/m3 =Count per cubic meter of air sample (ms). This measure is a count of fungal matter per cubic meter of air sample. ACCEPTABLE LEVELS: Many organizations (including American College of Chest Physicians) agree that 1,000 Count/m3 is an acceptable limit for fungal contamination. M/Qram=Colony forming units (CFU) per gram weight of sample taken. CFU is a measure of viable bacterial numbers, NOT an exact measure of numbers of viable cells, as a colony-forming unit may contain more calls. ACCEPTABLE LEVELS: Many organizations recognize that the guidelines for fungal contamination as measured In CFU/gram are as follows: low= 10,000, medium = 100,000, high = 1,000,000, ADDITIONAL RISKS While the guidelines listed above are commonly accepted levels for total fungal contamination, it is IMPERATIVE to note that fun-gal contamination measuremen s should elways be considered In relation to a comparison of the outside w6hpnment. Additionally, specific types of fungi pose a greater and/or immediate risk in much lower enumerations. For example, according to Guidelines on assessment and remedlation of Stachybotrys New York, 1993, any concentration of Stachybotrys exceeding outdoor levels should be considered positive. Effective mold remediation depends greatly on the extent of treatment as well as the extent of access to surfaces where fungal matter may be present, 2. "Contents Items" were decontaminated as best as possible within the limits of their structural integrity. All linens and porous materials should be thoroughly washed and/or discarded to prevent spore transfer into the subject structure. 3. During remediation services there was a breach in a water supply line located in the attic area directly above the subject structure apartment unit. The result was water infiltration through the ceiling into the subject structure. Immediately upon discovery, which was not more than 15 hours from the event, excess water was removed from floor(tile &carpet) using extraction equipment. Air movers and dehumidification units (90 pint total capacity) were put in place Immediately following extraction to remove all water and moisture from the subject structure. It is with good belief through the use of instrumentation that all moisture was removed from all affected surfaces within the required 24-48 hour period. CASUAL CORRECTIVE ACTION—TOMR.stroMly recommends taking the following corrective action to properly address the cause of the subject property's current mold growth and to prevent future growth. 1. Operate dehumidification equipment in sufficient numbers and capacity to effectively keep the ambient air humidity in the remediated area(s) below 60% at all times. 2. Never attempt to treat mold growth without the proper controls In place. 3. Complete all other"Causal Corrective Action" items as listed in the original quote. There was no visible surface mold growth in the remediated areas. No further remediation is necessary. All mold related issues have been appropriately addressed. Cle, r1nC &ritorig The following criteria are used to determine the effectiveness of remediation activities: • The total indoor airborne mold spore levels should be less than the total outdoor airborne levels. This indicates that there are no additional sources of mold indoors in addition to the outdoor source. • The individual airborne molds identified indoors should also be observed outdoors, indicating the source of mold contamination is outdoors. • Inside samples should be free of target fungi: Stachybotrys sp,,Fusarltma sp., Trichoderma sp.,Memnoniella sp., and Chaetomium sp. • There should be no visible mold remaining on any surface. Scone of Tns»ectlon/Excluslons The scope of this inspection and remediation plan is limited to readily accessible areas. We do not remove flooring, wall coverings or furniture, open walls, or perform destructive testing. Structural areas considered inaccessible and impractical to access including but not limited to: the interior of walls, areas beneath wood flooring or over concrete, areas concealed by flooring, areas to which there is no access without defacing or tearing out lumber, masonry, roofing or finished workmanship, portions of the attic concealing or made inaccessible by insulation, belongings, equipment or ducting, portions of the attic or roof cavity concealed due to inadequate crawl space.
