Re: Condominium at Cinnamon Springs Association, Inc. - Unit 44
Dear Attorney Reardon:
It has been brought to the attention of the Board of Directors that Linda Jones, a resident in
Unit 44, has recently acquired two dogs. This letter serves as notice that the two dogs must
be removed from the unit and no replacement pet brought into the unit.
During the past few months, Ms. Jones has had several dogs, always a breed that will grow
into a large adult pet, and has had to get rid of the animals because she could not handle
them. As soon as one pet is out of the unit, she brings in another pet. Now, she has
brought in two dogs.
In the past, the Association has received letters from a physician stating that Ms. Jones
needs the pets for medical reasons. The Board of Directors'stand is that Ms. Jones is
unable to handle.the pets and has to repeatedly remove the pets from the unit and that this
cannot be conducive to her mental or emotional health. Ms. Jones behavior has made it
extremely clear that she is unable to take care of a dog, especially when she is determined
to have a large dog.
The Rules and Regulations of the Association state that tenant's cannot have a dog. Ms.
Jones is not an owner of the unit and it is our understanding that she is a renter. Therefore,
in accordance with the Rules and Regulations, the dogs must be removed and cannot be
replaced. Due to the fact that Ms. Jones and her pets have been a problem for a long time,
the Board of Directors will use all legal actions available to them in accordance with the
Association documents to have the dogs removed from the unit and to ensure that no pet
replaces the dog.
The Board of Directors would like to schedule a meeting with you and Mr. Mockalis to
discuss this issue. Please contact me at 860-657-8981. ext. 110, to schedule this meeting.

Dear Mr. Mockalis and Ms. Jones:
We appreciate the fact that you have been walking your dog on a leash and on the
outside perimeter of the property. We received a complaint that on September 2, 2008,
in the evening, the dog was seen loose on the pond side of the property.
This letter is a reminder that allowing the dog to run loose is a violation of the
Association's rules and regulations and a fine can be issued for each rules violation.
Because you have been so diligent to keep the dog leashed over the past few months,
we are not issuing a fine for this rules violation but future violations will result in a fine.

Re: Linda Jones

Dear Ms. Coia and Dr. Alloy:
The Cinnamon Springs Association is in receipt of your undated letter stating that Ms.
Jones' dog is "an important part of her mental health stability". While the Board of
Directors understands this, they are very concerned about the safety of other residents
and pets in the community.
Enclosed please find correspondence over the past several years regarding the fact that
Ms. Jones is unable to control her large dog. The dog escapes from its leash and runs
freely throughout the community. This happens on a regular basis and at the present
time almost daily.
As you can see from the enclosed correspondence, Ms. Jones agreed that her
roommate would walk the dog at all times because she cannot control her pet.
Unfortunately, Ms. Jones has decided that she can walk the pet and it is once again
escaping from her on a consistent basis. This creates a situation that could be unsafe
for other residents and is also a clear violation of the Association's pet rules and
regulations with which every resident is required to comply.
Because you have stated that to remove the dog from the Cinnamon Springs community
would be detrimental to the mental health stability of Ms. Jones, the Association will hold
you liable if the dog is aggressive in any manner towards a person or animal while at
Cinnamon Springs. Should there be an incident that occurs because Ms. Jones cannot
control her pet, we will give your contact information to the person filing the complaint.
The Board of Directors does not want to put Ms. Jones' health at risk but it is their
responsibility to ensure the safety of the community residents. The Board would
172 Oakwood Drive A Glastonbury, CT 06033 A Phone:860-657-8981 A Fax:860-657-8970
consider letting Ms. Jones have a pet that she can control. 1f you have any comments
or suggestions regarding this matter, please send them to: Eric W. Schaefer, Advance
Property Management, P.O. Box 696, Glastonbury, CT 06033.
Please note: Unless the situation is resolved and the pet is kept under control, the
Association may require the removal of the pet in accordance with their documents.

Dear Attorney Reardon:
We have received a call from the management company for Burr Meadows, a complex
located across Clark Street from Cinnamon Springs, asking for our assistance with a
problem they are experiencing with the pet of a unit owner from Cinnamon Springs. It
was reported that a chocolate Labrador Retriever from Unit 44 is allowed to run loose
onto Burr Meadows' property and the pet's waste is not picked up.
Pets are to be on a leash whenever outside the unit at Cinnamon Springs, must be
walked on the outer perimeter of the community and the pet's waste must be picked up
immediately. Allowing the pet to deposit it's waste on another community's grounds is
also unacceptable.
Please remind the residents of Unit 44 that violations of the pet rules and regulations of
the Association could lead to a hearing with the Board of Directors, the assessment of
fines and if the violations continue, the removal of the pet from the community.
Thank you for your assistance in this matter and if you have any questions, please do
not hesitate to contact our office.

Dear Mr. Mockalis and Ms. Jones:
On March 14, 2007, a hearing was held with the Board of Directors regarding the dog,
Brandon, residing in Unit 44. At that hearing, as the owners of the dog, you stated that
the dog would only be walked by Paul because Linda has difficulty controlling the dog.
Recently, Linda was seen walking Brandon on the Cinnamon Springs grounds. This
letter serves as notice that this violates the agreement you made with the Board of
Directors. The Board understands that Linda is feeling better and feels that she is able
to control Brandon at this time. However, should Brandon be seen loose on the grounds
or act aggressively toward any person or pet, the Board of Directors will be required to
have the dog removed from Cinnamon Springs—without any further consideration of
options for walking and caring for this pet.
The Board of Directors first concern is for the residents of Cinnamon Springs and they
must act accordingly. This letter is your final notice that Brandon must be on a leash
and under control at all times or you will have to find a new home for the dog.

Dear Mr. Mockalis:
During a recent walk through of Cinnamon Springs, I heard a dog barking and howling
in your unit. The dog continued to make these sounds during my entire time at the
property.
After researching our records, I discovered that you did not submit a letter requesting
approval from the Board of Directors for the dog. Please submit your written request at
this time, including the type of dog, size of dog, etc. within 10 days from the date of this
letter. Your request will be submitted to the Board of Directors for their approval.
Enclosed is the section of the Association's rules regarding pets for your review.
Sincerely,
Eric W. Schaefer
