Each parcel is approved for the installation of private subsurface sewage disposal systems. An engineered design is not required; however, a plot plan (submitted to this office) must locate observation pits and percolation test pits, as well as the septic system location. Lots C and D of your proposed re-subdivision, as indicated on a plan submitted by Emil W. Lucek Associates, revision number three, dated July 17, 1980. Further observation pits and percolation testing were required on Lot D. Lot C was approved, as indicated on application for site investigation and percolation test. On July 31, 1980, additional testing was conducted on Lot D. This testing revealed an area which would be suitable for the installation of a private septic system. This, however, must be carefully laid out to insure proper separating distances from the embankment and watercourse. The reserve area on Lot D, if needed, would need to have all unsuitable soil removed from it (as indicated by Observation Pit Vs 2 and 6) and replaced with a suitable fill material. Lot D is approved, as indicated on application for site investigation and percolation test. The locations of all observation pits and percolation tests must be indicated on plans submitted to this office, and the septic system design must be approved before a permit to install a septic system will be issued for either lot. Lucek Associates 490 Buckland Road South Windsor, Conn. 06074 Gentlemen: Re: App. #752 - Herman Maskel, E/S Abby Road The Planning and Zoning Commission voted at its September 16th-meeting to approve a resubdivision on Abby Road, subject to the following modifications in the plan submitted: 1. Lot B as shown on the survey is approved and is subject to removal of a barn. 2. Lots C and D as shown on the survey shall be combined and the line between these lots on the survey shall be removed since the Commission does not wish to create Lot D until sewers and water are supplied to this area. The newly created lot shall be designated "Lot C", and is hereby approved. 3. The wells on Lots B and C are subject to the approval of the Town Sanitarian. 4. The locations of the house and driveway on Lots B and C are subject to the approval of 'the Town Engineer and this Commission. No construction shall commence on either lot until approval has been obtained from the Town Engineer and this Commission. 5. The house on Lot B shall be connected to the Town of South Windsor Sanitary Sewer System, subject to the approval of the Sewer Commission, and the State of Connecticut Department of Environmental Protection. 6. No construction shall commence on Lot C until the Town Sanitarian approves the design and location of the septic system and its reserve area. 7. This approval is subject to the approval of the Inland Wetlands Agency, dated July 29, 1980. 8. As outlined in the Inland Wetlands Agency letter of July 29, 1980, the following easements shall be deeded to the Town for Flood Plain protection: a. An easement as shown on Lot B as shown on the plan. b. An easement on the newly created Lot C (shown on the plan as Lot D), with the addition of an area 25' in width along the southerly line to Abby Road. These .easements shall be approved by the Town Engineer and the Town Attorney.
