SIDEWALK EASEMENT ���
Know all men by these presents, that THE PARISH OF ST PETERS CHURCH of
South Windsor, Connecticut(hereinafter Grantor) for FIVE HUNDRED DOLLARS
($500.00) AND OTHER VALUABLE CONSIDERATIONS, received to their full satisfaction
of THE TOWN OF SOUTH WINDSOR (hereinafter Grantee), a municipal corporation
chartered under the laws of the State of Connecticut, do give, grant, bargain, sell and
confirm unto the said TOWN OF SOUTH WINDSOR, its successors and assigns forever,
a perpetual right to construct, inspect, and use, sidewalks, in, through, upon and over a
portion of property at 99/109 Sand Hill Road in said Town as described on the map
indicated below in which the undersigned Grantor(s) has an interest as described in a
deed recorded in Volume 294, Page 059 of the Land Records of said Town to wit:
Said easement shown as"Proposed Easement to be Conveyed to the Town of
South Windsor for Roadway Improvements, Area 160 Square Feet" along Sand HIII
Road on a map entitled "Map Depicting, Easement Area to be Granted to Town of South
Windsor across the property of Parish of St Peters Church, Sand Hill Road, South
Windsor, Connecticut, dated April 7, 2010, Scale: 1" = 20', Sheet No 1 of 1, by Milone
& MacBroom, which map is to be filed in the South Windsor Town Clerk's Office.
Within said piece(s) shown on the map listed above, the Grantee, its successors
and assigns, shall have the right to cut trees and bushes as may be convenient or
necessary and to remove structures thereon, to excavate and fill, to construct a
sidewalk and to pass and repass with men and equipment, to survey, to operate
equipment, to store, stockpile and install materials required for and incidental to the
construction of said sidewalk,
The Grantor herein, for herself, himself/itself, hers/his/its successors and
assigns, shall not erect or allow to be erected any immobile structures on said
easements and/or rights-of-way and shall not plant or allow to be planted or grown any
trees thereon or perform any work thereon within said easements and/or rights-of-way
which may endanger or interfere with said sidewalk.
The Grantor herein for itself, its successors and assigns, reserves the right to
herself/himself/itself, her/his/its successors and assigns, to continue to use the land
within which the aforesaid easements and/or rights-of-way have been granted for any
uses and purposes which shall not in any way interfere with the use thereof by the
Grantee, its successors and assigns, in fulfilling the purpose for which these easements
and/or rights-of-way are granted.
The Grantee herein, for itself, its successors and assigns, agrees to restore and
maintain said premises in their original condition as nearly as possible commensurate
with the above use upon the completion of the sidewalk construction, in said easement
and/or right-of-way areas. CONVEYANCE TAX RECEIVED

TOWN CLERK OF SOUTH WINDSOR
The Grantee agrees to hold`ii ilak& &g U and assigns, harmless from
and against any and all damage to property or person caused during the construction of
said sidewalk.

sidewalk and shall allow the Grantee and/or its lawful agents to enter the easement
area.
The Grantor and Grantee both understand and agree that said sidewalk and its
inspection, maintenance, repair, replacement, removal of snow and ice from, etc. shall
be governed by the Town of South Windsor Sidewalk Ordinance, Sec 86-81 through 86-
91, after construction.
