RE: Parcel A, John Fitch Boulevard
Dear Leonard:
Last night, the South Windsor Planning and Zoning Commission took up the matter
of your communication to Thomas D'Auria dated February 25, 1986.
Based on your representation, the commission concluded that no site plan
application is required for the proposed use, and that the proposed use is in
fact a permitted use in the Industrial Zone. Moreover, the commission recom-
mends that you confer with Mr. Fred Shaw, Superintendent of Pollution Control
at the Town Hall, regarding the nature and extent of any effluent discharge
into the South Windsor sewer system.
I trust this satisfactorily responds to your request. If I may be of any
further service, please don't hesitate to contact me.
Very truly yours,
Peter DeMallie

RE: Parcel A, John Fitch Boulevard
Dear Mr. D Auria: ,• ,;, ,,T
Pursuant to our phone conversation this morning, I am writing to set forth the
use of Parcel A on John Fitch Boulevard which our client is proposing.
Our client would like to continue to use the parcel to operate a wholesale
meat and food operation. According to Mrs. Jacabeth Klepak, the former owner
of the parcel, Parcel A was the site of wholesale food operations before, first
by Mosey's Corned Beef (approximately 1961-1969) and then by Cudahy Provisions
(approximately 1969-1979) ;to our knowledge the building has been vacant since.
Our client would like to sell wholesale fresh and frozen meats, poultry, frozen
foods, and a small quantity of canned foods such as hams and sauces. His bus-
iness will be approximately 95% delivery and 5% pick-up, that small dealers can
buy in bulk. He expects the small dealers to call ahead. There would be no
counter in the building. There would be a window where small dealers could come
to pick-up their orders.
We would like to have some clarification as to whether this proposed wholesale
meat and food operation qualifies either as a permitted use under Regulation 5
4.7.2.2 or as a continuation of non-conforming use under Regulation ss 3. 10. 1.
We want to provide you with whatever information you require, including a site
plan if necessary.
Thank you for your assistance.
Very truly yours
aawI.

Dear Sir:

Road, as shown on a plan prepared by Gardner & Peterson Associates,

modifications:
1. Iron pins are to be placed at all property corners.
2 . Cross drainage easements between the two parcels must be shown
on the map.
Within 90 days of the date of approval (by June 2, 1986) , a black
and white mylar of the resubdivision map, with this letter repro-
duced thereon, together with three paper prints, must be submitted

Dear Joe:
Re: 1239-1249 John Fitch Boulevard
We recently approved a resubdivision of the above property,
creating two separate lots. You may wish to adjust the
sewer user charge for this site. The building, formerly
occupied by Cudahy, is now going to be occupied by people who
are in the business of sale of frozen meats, etc. on a wholesale
basis.
Yours very truly,
PLANNING & ZONING COMMISSION
