Dear Sir: I draw your attention to my letters dated Apri; 169 1988, within the one year warranty period, followed by May 3, 1988 and verbak complaints stated therein, and letter dated August 14, 1989 pointing out serious defects to be looked into and repairs arranged. a. The cement foundations leaking water & sewage into the basement during excessive rains thru the three Tie Rods rusted badly. Your rep Roger had examined these and promised to seal these. However no action has been taken so far despite many personal visits and reminders. Ms,. JeaneHuppe too has been informed but but we are told Roger will attend to it soon that never comes. b. The steps leading to enterance door had cracked within first winter of 1987 and was reported in April 1988 within the period of the warranty. Roger came and saw these cracked and broken steps into two halves. Thereafter only one bottom step was removed and replaced. I was told that the other cracks would be filled up and repaired. However no action is being taken by your representative so far. Even his manner of taking is unkind and highly objectionable to any self respecting man. This is not fair. c. The Master bed room window cannot be opened for three years as the opening mechanism does not function. Roger promised to send a carpenter to repair this but to no avail despite many promises. d. The bath room floor of Master bed room bath is warped and looks distorted and bubbled up. Dalene blamed the plywood warping and your representative called it as settling down defect. However between the two no action has been taken so far. This is not fair a and acceptable. e. The ceiling in the kitchen had warped and ripples can be seen from 12 feet away at night particularly. This too was reported to Roger but no action taken taken to call the subcintractor who installed the celing. Dear Sir: I would like to report that the construction of my house sold to me on 13th May, 1987 is extremly faulty and this may be examined immediately. a. The cement foundations are leaking water into the basement during excessive rains, and this was noticed during this rainy spell at three places. b. It had earlier been reported that the steps leading to the main entrance had cracked and after two years the first step was now replaced. However the rest of the cracks remain unattended so far. c. The ceiling in the kitchen had warped and ripples can be seen at night in particular. This was reported to Roger 18 months back. He has dismissed as "Settling down of the house. I cannot accept this answer. d. The Master bedroom batth room floor is warped. This was reported at the same time 18 months back and also was dismissed as "Settling down problem" which is not acceptable. e. The window in the same bath room was slipping at one position while opening. The opening mechanism definitely faukty. In fact these devices in the remaining windows are also presenting problem of opening from close position till these are just forced open first. f f. During repairs done at the sewer of the adjoining house, portions of lawn in the front side were damaged by throwing equipment in my 1 awn. Dear Sir: I refer to my verbal complaints regarding the repairs and also my written complaint sent to J.M.J. Construction in writing on April 16, 1 988, copy attached. I draw your attention to items number (ii) and (v) for urgent action by your company. An extract of these is reproduced below. Item No ii. Master Bath Room tile flooring under radiator unit is bubbled up around one pipe line coming out of the floor. This was installed by your subcontractors Dalene and South Windsor Plumbing. You may please look into this and ask them to correct this defect. Item No v. Repairs to the carpet near the marble slab enterance to lower bath room may also be carried out, as the carpet edge has come off and presents hazard to walking in and out safely. It is requested that the these defects may please be attended to immediately. In fact now the Tile Flooring has warped up around both the pipe line points. We have never used this bath room so far. As such this is a serious installa- tion defect. These may please be repaired at the earliest. I had complained of the carpet fibres coming loose and being sucked in by the vacuum cleaner and ultimately clogging the suction hose. This is happening even after such a long time. Our house has the least traffic as only two of us are living there. This may be looked into thoughtfully and replaced if defect persists. Since the first year end is approaching, I am requesting you to have these items duly completed under warranty at the earliest. i. The Dish Washer has slided loose and is now out of alignment with the counter top. This may please be aligned and fixed properly. ii. Master Bath Room tile flooring under radiator unit is bubbled up aroundone pipe line coming out of the floor. This was installed by your subcontractors Dalene and South Windsor Plumbing. You may please look into this and ask them to correct this defect. iii. Staining Woodwork: The subcontractor has yet to complete the stain finishing under the Enterance Roof plywood from which the light is hanging outside the main door enterance. The painter should be asked to comlete all this staining work now that the weather is good. iv. Crack in the front enterance steps, had been pointed out since some time. This has yet to be repaired. This crack has widened with time and needs to be propoerly investigated and repaired. v. Repairs to the carpet near the marble slab enterance to lower bath room may also be carried out, as the carpet edge has come off and presents hazard to walking in and out safely.
