BRENNAN RESUBDIVISION
1. Application for a resubdivision to create one new
residential building lot and leave a remaining industrial
lot. The total property is currently 5.9 acres and lot #1,
the proposed residential lot off of Ident Road, is 4 . 26
acres and lot #2, the industrial lot on Glendale Road, is
1.69 acres, I and A-40 zone.
2. It appears that all zoning regulations have been met.
Because this subdivision involves a residential and
industrial zone, there is a buffer requirement of 50 ft. on
either side of the zone line. The applicant is proposing
to leave these areas in their natural state- which is a
wooded and steep sloped area.
3. The site is currently heavily wooded with a stream runnning
through the property. There is 100 year floodplain,
wetlands and a regulated watercourse on the property. The
proposed construction for the house is out of the wetland
buffer areas. The applicant has received a permit from the
IWA/CC with the following conditions:
4. The proposed residential lot will be serviced by public
water in Ident Road and a septic system is proposed to
handle sewage. This is subject to review and approval of
Bob Deptula, Town Sanitarian.

RE: Brennan Resubdivision - #92-30P
We have reviewed the drawings dated 7-16-92 for the proposed
Brennan Resubdivision and have the following comments:
1 . Town Sanitarian must review septic design.
2 . Plot plan shows lot #2 as having part of Ident Road cul-

understanding that there is no deed on file giving the
property from the centerline of Ident to the property
line shown on the drawings . The applicant should show
the property line following the cul-de-sac, 10 feet from
the edge of pavement and provide a deed to the Town.
Also monuments should be set to establish this new
roadway line.
3 . Plot plan shows "4" PVC" from the wall at 110 Ident Road
to the proposed house. What is this pipe used for?
4 . Foundation drain should be identified as to size and type
of pipe.
5 . Detail of paved driveway required.
6 . Construction entrance pad must be shown and a detail
provided.
7 . A street excavation permit will be required prior to
construction start.

limits as shown on the plans .
3. Stoughton Brook flows from east to west through the lowlands

4 . There are abandoned cars on lot #1. There are notes on sheets
1 and 2 which state, "the old cars are to be removed from lot

should also be included for the entire area associated with
lot #1 .
6 . There are notes on sheets 1 and 2 which state that they will
"install construction entrance - driveway location" and
"install silt fence" . A detail should be provided on the
plans for the proposed construction entrance and also for the
installation of the silt fence.

8 . Item M of the application form, "total land area of project
and percentage which is wetlands" has not been provided.

1. The storm drainage swale at the end of the cul-de-sac is
