TIME FRAMES AND PROCEDURES FOR SUBMITTING APPLICATIONS/PLANS
1 . All prospective applicants are urged to confer with Town Planning
Department and Engineering Department staff prior to submission of any
application to the Commission .
2. Plans are officially received only on the fourth Tuesday of each month
at the Regular Meeting of the Planning & Zoning Commission (PZC) .
3 . Three ( 3) sets of blueprints are required on the second Tuesday of the
month for review by the Town Planning and Engineering Departments .
This deadline must be met if you want to ensure that your application
is officially received by PZC.
These plans must be submitted as complete plans -- which includes
application plus all required information contained on checklist . No
plans will be accepted at the counter if checklist is incomplete . It
is the applicant ' s responsibility to ensure that all information
required on the checklist is submitted in one package at the time of
submission -- including landscaping plans , architectural elevations ,
traffic report , etc . Planning Department staff will not accept
checklists with blank spaces , or with "by others" in any space .
4. Town staff will notify the applicant with any changes required to make
the plans in complete compliance with our Zoning/Subdivision
Regulations .
5. All changes requested must be made and new, complete blueprints must
be submitted . At this time six sets of plans must be submitted . If a
Public Hearing is required ( or optional but likely) then seven sets
are required .
6 . Planning Department/Engineering Department staff will review plans
only once -- if the resubmissions are not complete/correct , the Town
Planner ' s report will reflect that revisions were not made as
requested .
LINKWOOD SITE PLAN
1 . Application for an addition to be placed on the existing
industrial building (Linkwood Furniture) located on the westerly
side of RTE 5, northerly of Strong Road, I zone. It is accessed
by Brickwood Lane. This addition will be replacing and expanding
the section of the building that recently-burned down.
2 . The proposed building cp'rerage for the site will ,be 491 . 2%;50
% allowed. Proposed impervious coverage ,,i.s '100%,-_.,thi's,__is an
existing situation- and a variance was granted on 2/2/89
approving that to remain at 100%. The applicant also received
variances for the 10 , sideyard to allow the new building to
attached to the existing building, and variances to be allowed to
located bins in the back of the building. These specific
variances have been noted on the plans . the applicant should
show a dimension on the east corner of the building to ensure
that the 10' side yard is held.
3 . Their parking formula reflects that 10 spaces are required;
20 spaces have been shown. This formula relects the smaller
portion of our parking formula, or 2 spaces per 3 employees. The
formula requires that the larger of the two formulas for
industrial space be used. In this case, 1 space per 700 square
feet of building area is the larger formula and results in a
requirement for 38 spaces . This site plan should either show 38
spaces or request a parking waiver.
4 . There are no wetlands nor 100 year floodplain on the site and
conservation approval is not required.
5 . The site will be serviced by public water. Town Sanitarian
review and approval will be required for the septic system
expansion.
6 . No additional landscaping has been proposed for the site.
7 . The applicant has gone before the Architectural and Design
Review Board. They had no comments on the application.
If this application is approved, the planning department has no
further modifications to request.

Dear Mr. Lyman:
At the meeting of the Zoning Board of Appeals held on September 7,
1989 , a 19' variance was granted to Section 5.2 of the Zoning Regulations
to allow installation of dust collection and handling equipment
in association with the present business only, Linkwood Furniture
Mfg. , 6 feet from property line on property located at 1390 John Fitch
Blvd. , South Windsor, Ct.
The board noted that the town made an error on approving the original
structure, allowing it to be so close to the building line. The
proposed structures would be less encroaching than the original
structure.
This action is effective upon your filing of the enclosed form in
the Town Clerk' s office at your own expense.
Very truly yours ,

Dear Sir/Madam; Planning & Zoning Commission
I am writing to notify you in accordance with the State of Connecticut Public Act 89-225 that on
February 21, 1995, we have applied to the Connecticut Department of Environmental Protection
for an Air Quality Permit to operate three existing spray finishing booths at our manufacturing
plant located at 1390 John Fitch Boulevard, South Windsor.
These specific booths have been on site since January 1991 having replaced booths lost in a fire
that occurred in December 1990. The original spray booths had been operating on site since July
1987.
Link Wood Furniture Manufacturing believes that these spray booths will have minor impact on
air quality because the spray equipment used in these booths uses efficient high pressure airless
and air assisted airless technology for finish application.
If you have any questions about this application, please feel free to contact me at 203-528-9095
extension 326.
Sincerely Yours,
J4. ff
