Association. I am sending this as per your request as proof of percussion from the
Strawbridge Board of Directors that the work applied for has been approved.
If this document does not satisfy the requirement as proof of approval, please contact me

SOLD HARMLESS AGREEMENT
This INDEMNIFICATION AND HOLD HARMLESS AGREMENT made and entered
into this -2i day of ,2003,by and between STRAWBRIDGE
ASSOCIATION, INC. (t "ASSOCIATION"), a Connecticut Corporation with an office
at Advance Property Management, 144 Main Street, Unit M, East Dartford, CT 06118
and Anne Bjorkland, of 1302 Mill Pond Drive, South Windsor, Connecticut, 06074 (the
"OWNERS").
WHEREAS, OWNER is the OWNER of a certain condominium unit within Strawbridge
Association(the"Condominium") known as Strawbridge Association, Inc. 111ore
particularly described in Land Records, and made a part hereof(the"Premises'); and
declarations; and
WHEREAS, the OWNER is desirous of remodeling the basement of her unit to include a
bath and shower;
WHEREAS, the OWNER has requested approval from the Association for the addition
of the Improvements to the Premises; and
WHEREAS, the ASSOCIATION will consent to the addition of the Improvements to the
Premises under certain terms and conditions;
NOW THEREFORE, in consideration of the mutual promises contained herein and other
good and valuable consideration, the parties hereto agree as follows;
1) OWNER agrees to perform or cause to be performed all work in connection with,
the Improvement s in a good,workmanlike and professional manner;
2) OWNER shall repair,restore and replace or cause to be repaired,restored or
replaced to the sane condition that existed prior to the addition of the
Improvements,and portion of the common areas or limited common areas of the
Condominium, (which are affected by the installation,maintenance, repair or
replacement of the Improvements).
3) OWNER shall be solely responsible for obtaining any and all necessary permits
and approvals from the Town of South Windsor and any other applicable
authorities including but not limited to,a building permit,in connection with the
installation of the Improvements.
4) OWNER shall be responsible for any damage or injury to the common areas or
limited common areas of the Condominium proximately caused by the
.installation,maintenance use repair or replacement of the Improvements,
including,but not limited to,any manufacturer's defects or any defects in

workmanship in the installation of the Improvements. In the event of any said
damage, OWNER, at their sole cost and expense, after promptly notifying the
Association, shall repair,replace and restore or cause to be repaired,replaced or
restored, the common areas and limited common areas to the same condition as
existed prior to said damage or injury.
5) Owner agrees for themselves,their successors and assigns to indemnify and hold
the Association harmless froze and against all claims, loss, liability and/or
damage, including but not limited to reasonable attorney's fees arising from or in
any way connected with the installation, maintenance,repair or use of the
Improvements.
6) This Agreement shall inure to the benefit of, and constitute a binding obligation,
upon,the undersigned parties,their respective successors and assigned and shall
be deemed a covenant running with the land.
IN WITNESS WHEREOF,the undersigned skull cause their hands to be affixed this
