Encore Optics, LLC is leasing 140 Commerce Way, South Windsor, CT from Zito
Properties, LLC, for the purpose of manufacturing and distributing eyeglass lenses. The
total square footage is 8,100. Our renovations will increase business office space from
550 sq. ft. to 1,652 sq. ft.
South Windsor zoning requires 4.5 parking spaces per 1,000 sq. ft. for office space and
1 space per 700 sq.ft. for manufacturing. This equals 7.4 (4.5 x 1.652) for office and
9.21 spaces for manufacturing ((8,100-1652 = 6448) 1700) for a total of 17 parking
spaces. The building presently has 20 parking spaces.
