The area of the proposed addition has existing pavement and gravel. The addition is in the rear of the building and will use colors and materials that match the existing building. The existing landscaping and site lighting is sufficient in the area of the proposed addition,as well as throughout the site. Wheeler Director of Operations MEMORANDUM To: Marcia Banach, Town Planner From: Jeff Doolittle, P.E., Town Engineer Date: October 4, 2007 Re: Steeltech Building Addition In reviewing the proposal to put an addition on the Steeltech Building at 636 Nutmeg Road North I have the following comments. The drainage statement shows a slight increase in runoff due to this addition. This drainage should be handled by the existing detention basin. If necessary, the existing detention basin will have to be expanded to accommodate the slight increase in stormwater volume. To bring the site up to current stormwater standards the woody vegetation all around the existing detention basin needs to be cleared and a stormwater operation and maintenance plan written for this site and submitted to the Town. This approval is subject to the following modifications: 1. Prior to commencement of any site work, a meeting must be held with Town Staff. 2. No building permit will be issued until the final mylars have been filed in the Town Clerk's office. 3. This application is subject to the conditions of approval of the Inland Wetlands Agency/Conservation Commission, including a bond in the amount of 4. A erosion and sedimentation bond in the amount of$5,000 is required and must be submitted prior to filing of mylars to ensure maintenance and stabilization of the detention basin. 5. All bonds must be in one of the forms described in the enclosed Bond Policy. 6. An as-built plan is required prior to issuance of a Certificate of Occupancy per Section 8.1.11 of the Zoning Regulations. 7. All plans used in the field by the developer must bear the stamp and authorized signature of the Town of South Windsor. 8. This approval does not constitute approval of the sanitary sewer,which can only be granted by the Water Pollution Control Authority. 9. The building street number must be included on the final plan. 10. Pavement markings must be maintained in good condition throughout the site drives and parking areas. 11. The wetland delineation should be corrected on the plans to reflect accurately the existing wetlands on site. 12. Engineering comments dated 10/4/07 must be addressed to the satisfaction of the town engineer. Black and white transparent mylars of Sheet 1 with the above modifications, together with three blueprint copies of the entire set of plans (including architectural elevations and landscaping plans) must be submitted to this Commission within 30 days to be stamped and signed. The letters of approval of this Commission as well as the Inland Wetlands Agency/Conservation Commission must be reproduced on the mylars. After the mylars have been signed by the Commission, they will be returned to you for filing in the Office of the Town Clerk. After filing these plans, a copy of the receipt must be submitted to the Planning Department.
