Planning Department Report
1. A request for a two year temporary and conditional permit for the storage of
campers on approximately 4 acres and for a temporary staging area for
EverSource equipment, on property located at 245 Chapel Road (easterly of
Route 5), I-291 Corridor Development zone
2. The wording of the T & C permit regulation is that, "Temporary and
conditional permits may be granted by the Commission for a period not to
exceed two years. Such approval may be given after a Public Hearing if, in the
judgment of the Commission, the public convenience and welfare will be
substantially served, and the appropriate use of neighboring property will not be
substantially or permanently injured, and traffic and other hazards will not
result from such use."
3. Sales and storage of recreational vehicles are allowed in the General
Commercial zone (GC is the zone in which the main Van's Leisure Living sales
facility is located; however there is no provision for storage yards in the I-291
Corridor Development zone.) Storage yards are not permitted unless there is a
building —The EverSource yard is to use while replacing the high tension lines
in the general area.
4. The Charbonneau area is currently vacant and was used previously as the site of
the drive-in movie theatre. There is an established access at Chapel Road to get
into the relatively flat sight.
5. The proposed area for RV storage is set back from Chapel and Road and Route
5 and is not very visible as you drive by.
6.
If this renewal is approved, there are no requested modifications.

Please be advised that the Planning and Zoning Commission at its June 13, 2017 meeting
approved the above-referenced request for the storage of campers on approximately 4
acres and for a temporary staging area for Eversource equipment, on property located at
245 Chapel Road(easterly of Route 5), I-291 Corridor Development zone. This approval
is subject to the following terms and conditions:
1. The Temporary and Condition permit will expire on 6/13/19.
2. If there are buildings, structures, signs, or other items that require a building permit or
other Town approvals/permits, all such approvals or permits must be obtained prior to
construction or use of the site.
