Our programs for children and adults draw students from Hartford County from Suffield to Hebron, Tolland to West Hartford,as well as Springfield and Western MA. Students attend classes to learn steps and technique to take recreational paths, or to perform with our troupe and/or compete at various competitions from the local to international levels. We pride ourselves on being a community within our school in addition to being in touch with the community outside of our school. We perform at local events, such as the Farmer's Market and Wapping Fair, and at local assisted living and care facilities on a regular basis. We have relationships with other local businesses and believe in supporting our friends and neighbors. Class sizes are kept small and are currently capped at 8 students. There is one main instructor as well as three other assistant instructors starting in the fall. Only two instructors will ever be working at the same time as there is only one dance floor. Building: 400 Chapel Road Suite 1A is shared by SRL Irish Dance Academy as well as the building owner's business Pulse. Our division of the building is approximately 1300sgft and is an end unit bookended by Chapel Road to the south and Pulse's garage bay to the North. Next door, further north, is unit 1 B that SRL does not share walls with. The complex has open parking with over 125 spots to be shared between all units. Our part of the building includes a waiting area on the parking lot side of the unit for parents to sit while class is in session and for dancers to leave their belongings before entering class. In the back is our 800sgft studio area where classes will take place(see Exhibit 1 for floor plan). Behind the dance studio area on the Chapel Hill Condominium side is a common area shared with Pulse including a kitchenette, bathrooms, and a stairwell. We understand that our potential tenant Courtney Jay and the Scoil Rince Luimni Academy have applied for a variance with the Planning and Zoning Commission to be able to occupy our unit on Chapel Road. We would like to express our hope that Ms.Jay will be allowed to move her Academy into our space. Along with being a very suitable tenant for us, we feel she would be a great small business to add to the South Windsor community. We understand that although her service based business does not fall into the traditional listing for the property, many businesses that may skew more commercial than industrial have been allowed to do business in Bissell Commons. Along with being the owner of the property I am also the current president of the Bissell Commons Condo Association. Ms.Jay's business has been discussed with the board and the management company. Everyone felt that because her hours of operation (later afternoon and evenings) are opposed to most of the businesses operating in the plaza that this was a positive. Her business would cause no disruption to her neighbors. Ms.Jay has also been made aware of all of the tondo's rules and restrictions. Both Mr. Matfess and myself are twenty plus year residents of the town of South Windsor, we own multiple businesses and multiple commercial properties In the town. We hope the commission will grant Ms. Jay's request for a variance and we look forward to her doing business in the community for many years to come.
