DATE F/ZAnJ C' . 1302/a WSK I February 2002; Rev. 4-04 4 Mae - PDS ENGINEERING & CONSTRUCTION, INC June 2,2016 Town of South Windsor 1540 Sullivan Avenue South Windsor,CT 06074 Reference: Eagle Tissue LLC Addition, 70 Bidwell Road,,GTS PIN,4 10800070 Subject: Drainage Statement OVERVIEW—There is no increase in runoff peak flow from the property-, and no additional storrawater shall enter the drainage system in the street due to this proposed 6,000 SF addition. Actually, more water is being retained on site than before. REDUCTION OF IMPERVIOUS AREA—The total impervious area, including the building, parking lots and sidewalks,is being reduced by 2%(from 76,225 SF to 74,725 SF).This is due to the fact that the new addition is being located in the, south parking lot area, and will occupy a smaller area that the existing south parking lot.The balance of the area will be lawn, CATCH BASIN CB-2 AT LOADING DOCK—The new loading dock requires a new Type C-L catch basin "CB-2"with sump that ties into the existing leaching basin"LB-1"(with manhole top) located between the loading docks and the west driveway. LEACHING CATCH BASIN LCB-2—A new leaching catch basin"LCB-2"'(8-ft diameter x 8-ft deep precast concrete drywell with C-L top)will replace the smaller, existing leaching catch basin "LCB-1"located within the proposed addition footprint. This new leaching catch basin will be located in the parking area at the east end of the new addition. It will have an overflow connected to the existing leaching basin"LB-I"(with manhole top). Due to the increased volume of this new drywell, even less stormwater shall flow into the existing leaching basin (LB-1)than before. This will reduce overflow into the street storm drainage system. The above information is true to the best of my knowledge. PDS ENGINEERING & CONSTRUCTION, INC. If they are remaining, they would considered outdoor storage and would have to be screened from public ways. 3. Are there any dumpster on site? If so, must be placed on a concrete pad and screened. 4. Also, can you tell me the status of all of the Connex boxes on site? Will they go away once the addition is added? Please make reference to the impervious coverage as non-conforming based on the approval in 1983 (which did not call out an impervious coverage limitation). The comparison of impervious coverage is based on the approved 1983 site plan vs. the new site plan. With the new addition located entirely in the existing parking lot, and some additional lawn area, the total impervious area is decreased by 2%to 78%lot coverage. This will be noted on the revised site plan. Also, can you tell me the status of all of the Connex boxes on site? Will they go away once the addition is added? If not, they are considered outdoor storage and would be subject to screening under the zoning regulations. The Conex boxes in the paved area behind the building will remain. It is not feasible or practical to completely screen them, however, we can install a chain-link fence with slats on the side of the last Conex to screen it from the side road(not a public way). 7/6/2016 Page 2 of 2 Are there any dumpster on site? If so, they should be shown on concrete pads and screened. A small dumpster pad and fenced enclosure will be added to the revised site plan. Fred Shaw, SuP't Of Pollution Control has asked dif there will be any floor drains in the building? There is no Plumbing of any kind in the proposed addition. I will forward any engineering comments once they are received. Any engineering comments will be addressed in the revised site plan. Thanks, Michele Michele R.
