Property Location: 417 John Fitch Boulevard, South Windsor, CT Mactaw CT, Inc. (the "Applicant") seeks the following from the South Windsor Planning and Zoning Commission ("PZC"): (1) Approval of their Application for Automobile Dealer's or Repairer's License; and (2) Approval of their License Application Survey Map. The Applicant is under contract to purchase the business located at 417 John Fitch Boulevard (the "Property") known as Van's RV Center (the "Business"). The Business sells and services recreation vehicles. The Applicant's principals, Todd McGinnis, Chad Shepard and Scott Borden, currently owns a similar business with two locations outside of Connecticut, one in Vermont and one in Indiana. The Applicant intends to run the Business in the same manner it is currently run. The Property where the business is located consists of two parcels, one being 1.34 acres and the other 2.272 acres. Both are owned by Vanco Associates and are not being sold to the Applicant. The Property is zoned GC (General Commercial). The Business has been operating at the property for over forty years. In addition to its Planning and Zoning Application, the Applicant has submitted an Application for Automobile Dealer's or Repairers License and a Survey Map prepared by J.R. Russo & Associates, LLC. Both need to be approved by South Windsor in order for the Applicant to obtain their license from the DMV. The Applicant's legal representative from Kahan, Kerensky & Capossela, LLC will be present at the public hearing on this application to make a full presentation of the proposal.
