South Windsor, CT 06074
Re: Minor Home Occupation
Dear Mr. Williams:
You were approved for a minor home occupation, Connecticut Contracting
Services, on November 30, 2011. The application stated that the business would
be an office only for a home improvement contractor, utilizing fifty (50) square
feet of the floor area of the home for the business. Over the past year, there
has been a steady increase in the debris and discarded materials stored on the
property, outside of the home in the public view.
The South Windsor Zoning Regulations, Section 7.11 Home Occupations, a copy
of which is attached, states that any home occupation must be clearly secondary
to the use of the building for dwelling purposes, must maintain and preserve the
residential character of the dwelling and the residential character of the
neighborhood, and guarantee to all residents freedom from possible effects of
commercial uses being conducted in residential areas. Section 7.11.3 A.2.
Performance Criteria, states that home occupations must be carried on wholly
within the principal building. The activity inside cannot be visible from the
outside.
It appears that your business has expanded to the point that it no longer meets
the criteria for a minor or major home occupation. Please cease operation of
the business and remove the related material from the property by
June 5, 2015 to avoid enforcement action. If you have any questions, call
me at (860) 644-2511, extension 251.

Re: New structures
Dear Mr. & Mrs. Lanata:
Upon receiving numerous complaints regarding the placement of new
structures on your property at 460 Miller Road, I have gone by and
observed two temporary buildings which have been erected in your front
yard. A review of the Planning Department files does not show a permit
issued for these structures. Please be aware that the Town of South
Windsor Zoning regulations restrict the location of such buildings on a
property.
The regulations, in Section 2. 19 Temporary Buildings, states that temporary
buildings, while permitted in residential zones, must observe all yard
requirements and be located to the rear of the principal structure. The
zoning permit will require the structures to be located in accordance with
the setbacks noted in Table 3.1 .2A.
I have enclosed the pertinent sections of the regulations for your
reference. Please submit a zoning permit application demonstrating
compliance with the zoning regulations by November 16, 2015 to avoid
enforcement action from this office. If you have any questions, call me at
(860) 644-2511, extension 251 . Thank you for your attention to this request.
Sincerely,
