This is to keep stormwater runoff from flowing down the steep gulley to the west. 2. The detail for the Pervious Pavement should specify the size and gradation of the clean gravel and include specifications or a manufacturer of the pervious concrete pavement. Please contact me if you have any questions. Ii Appl 14-52P, Satellite Tool Modification October 28, 2014 Planning Department Report 1. Request for a site plan modification to aq 4,010 square foot to the existing industrial building located at 17Y and 18 Commerce Way, I zone. The additions are in two location — a small addition in the front connecting the buildings and a larger addition towards the rear connecting two buildings. 2. With this proposal, the applicant is proposing to combine the two industrial properties into one lot. We would request an approval condition to accomplish this. 3. With the combined lot, the lot area is just under 2 acres. Maximum impervious coverage allowed is 65%, 62.5% proposed. All other zoning requirements appear to be met. 4. The parking requirement for this facility is 47 spaces, 45 spaces are proposed with 3 spaces shown as reserve spaces. 5. There are three additional wallpaks proposed to be added on the building for the new parking area. 6. There is no outdoor storage area proposed. 7. There are no regulated wetlands on this site; Jeff Folger has reviewed the E and S measures that will put in place during construction. 8. Public water and sewer currently service the site. 9. There is an existing dumpster shown on a concrete pad and screened. 10.If this application is approved, Planning Dept has no additional modification to request. t0W N Sf4 CID .
