Subject: Info for 856 Sullivan Ave.
Michele,
Here is the letter you requested describing my hours of operation and business for the proposed 856
Sullivan Ave. location(Valero gas station)that I am seeking a zoning hearing waiver approval for
DMV. The business name is Jarvis Automotive LLC.
Hours of operation would be Monday - Friday 7:30am- 5:30pm and Saturday 8:30am - 12:30pm. This
is for general automotive repairs including oil changes. I am only seeking to utilize the 2 garage bays
and a little space inside for an office and the back parking lot area. Thank you for all your help thus far
and I look forward to hearing the outcome with your meeting about the hearing waiver we are seeking. I
will be the only employee at first until things progress. I would like to add 1-2 techs in a year or so but
for now it will be just me. I work neat and clean and will project a professional clean image at this
location not your typical dirty repair shop. I strive on presenting and maintaining a clean visual image. I
believe if I take the time to keep my shop clean and professional then you can have confidence I will
repair and keep your vehicle clean and professional. Thanks again for all your help and if you need
anything else from me that will speed up this process please don't hesitate to contact me.

The Board asked Mr. Tupper to describe the hardship. Mr. Tupper stated
that Mrs. Thrall would like the income from the two lots. He said she does
not wish to sell lot #2 because her dog pen is located there. Mr. Roback
again indicated that she could make one lot and allow her neighbors tos
purchase the excess property to make their properties larger. He said he
does not feel she would suffer a financial hardship.
Application #1609-85 - South Windsor Garage, Inc
Attorney William E. Grace appeared before the Board representing this
application. He said that since this is in a non-conforming area, no
changes can be made to the property without coming to the Board. He said
they wish--to—expand—the garage which-would ine-l-ude- adding an area for parts,
an additional bay and a waiting room. They would also be connecting to the
sanitary sewer system and will be putting in a new oil containment system'.
,He noted that they would also have to go to Planning and Zoning Commission
for a site plan approval.
Mrs. Cottle noted that last Sunday afternoon there were 15 used cars parked
on this property. Attorney Grace said the intent was for only six spaces.
Mrs. Cottle said the appearance of the site could be improved.
Application #1610-85 - James C. McAllister, Jr. d/b/a Jamar Auto Repair
Attorney Frank Ahearn appeared before the Board representing the applicant.
He said the property at 856 Sullivan Avenue is a former gas station which
is presently closed. He said he understands there was a previous General
Repairer's License at '-this location. He noted that the site meets all of
the qualifications of 3A3.1 of the Zoning Regulations.
Attorney Ahearn stated that Mr. McAllister wishes a General Repairer's
License, but would be doing repairs on a limited basis. He doesn't plan
to do transmission work, and any vehicles to be repaired would be parked
behind a fence.
Theme were no comments in favor of or in opposition to this application
from any members of the public.
It was noted that Mr. McCallister has been in the repair business for 15
years and feels it is time for him to be proprietor of his own business.
Mr. McCallister noted that he would remove the gas pumps and put plant boxes
in. In reply to a question from a Board member, he stated that he has a
wrecker, but doesn't plan to expand his business. He would use the wrecker
just for his own customers.
Application 41611=85 - William Shuteran
William E. Grace appeared before the Board representing this application.
He said Mr. Shuteran purchased this property in 1939, but now that he has
-
retired, he would like to subdivide the property into three lots. He said
his existing house would be sold and Mr. Shuteran would like to build on
lot #3. Attorney Grace said that lot #1 would remain conforming with 150 feet
frontage and 40,000 square feet in area. He said lot #2 will contain the
existing home, and because of topography, the frontage requirement must be
reduced by 17 feet. Lot #3 will require a variance for reduction of 17
feet on frontage also plus a reduction in the total area requirement by
1,732 square feet.
