RHALTY GROUP, LLc Bonaventure at a Glance
Overview
' Bonaventure Realty Group, LLC (Bonaventure) is a multifamily real estate development and
property management firm focused on the east coast. We develop distinctive luxury multi-family
' communities in great locations, such that they can operate at the top of the market for decades. Our
long-term, value-oriented approach to acquisitions & developments has produced exceptional
returns for our investors.
' Company Prole
Bonaventure is a real estate investment and asset management firm specializing in multi-family
asset management, development and redevelopment, primarily on the east coast. Bonaventure is
fully integrated to oversee every phase of the acquisition, construction, management, and
disposition of our properties.
As principals, the Dunton family has 40 years of experience investing in multi-family real estate in
the Washington, D.C. metro area. Bonaventure was founded in 1999 by Dwight Dunton III as the
' active manager of the family's real estate interests and has since grown to count institutions and
dozens of high net-worth individuals among its investors.
Bonaventure generallyseeks to develop multi-family projects of quality construction, in good
locations and with easy access to transportation systems.
By combining great locations, distinctive architecture, exceptional amenities, and sustainable
' materials, we create reliable income producing assets that bear fruit for decades.
Bonaventure focuses on long-term wealth creation and value. Because properties are held long
' term after completion, we focus on creating lasting communities which are continually well
maintained.
' Bonaventure currently manages a portfolio in excess of 5,000 units.

Development Design
Our signature developments are meticulously planned during
the design stage. We pay close attention to the "little things."
From unit layouts to refuse disposal, it is our priority to
' provide an exceptional, luxury, and worry free environment
for our residents. We realize that every apartment
development is not the same, and that in these important *}#
design decisions, we are helping our future residents to choose
our communities over others.
Construction
Bonaventure specializes in developing wood framed communities,
which range between 3 and 5 stories. Most of our projects have
elevators; and some contain structured parking..
Bonaventure is also experienced in complete redevelopment of
' existing structures, for both functioning apartment buildings and Y ;
historic buildings.
' As the project manager for our developments, we ensure that all
projects are brought in on schedule and on budget. Although we
have staff on site during construction, we hire a general contractor to
manage the construction process.
Integrated Property Management Operations
Bonaventure has a 3rd party affiliate which manages all of its multi-
family communities.
Our formula for success: -
• Provide superior customer service
• Focus on residents and staff
• Concentrate on operational and financial goals
• Put emphasis on employee training, development, and hiring =k
