Re: Appl. 12-35P, Ticket Network Parking Expansion Site Plan
We are pleased to advise you that the above mentioned application for a Site Plan of Development was
approved with modifications.
This approval is for the expansion and paving of parking on property located at 83 Gerber Road, I zone, as
shown on plans prepared by Fuss &O'Neill, dated 6/29/12, as revised. This approval is subject to the following
modifications:
1. An as-built plan is required prior to its use must be submitted in per Section 8.1.11 of the Zoning
Regulations.
2. All plans used in the field by the developer must bear the stamp and authorized signature of the Town of
South Windsor.
3. The building street number must be included on the final plan.
4. Pavement markings must be maintained in good condition throughout the site drives and parking areas.
5. All free standing signs and/or building signs require the issuance of a sign permit before they are erected.
6. If a State Traffic Commission certificate is required, no building permits will be issued until the certificate
has been issued (per CGS §14-311).
7. Engineering comments dated 7/5/12 must be incorporated into the plans.
Black and white transparent mylars of Sheet #'s VR — 1.0 and CS 101 with the above modifications, together
with three blueprint copies of the entire set of plans must be submitted to this Commission to be stamped and
signed. The letter of approval must be reproduced on the mylars.
After the mylars have been signed by the Commission, they will be returned to you for filing in the Office of the
Town Clerk.

RE: Application 12-35P—Ticket Network Parking 83 Gerber Rd. - Paving
Engineering has reviewed plans received 7/05/12 for the above application and has
the following comments:
1. Show the angle of the angled parking spaces and surrounding bituminous curb.
2. Label the stone shoulder on the plan.
3. Show at least 3 spot elevations at the parking space next to the western island to
prevent water from being trapped by the curb in the parking space.
4. The Detail Sheet states that the permanent seeding is to be in accordance with
the specifications, which are not included here. The specifications should be on
this sheet stating the required seed types, amounts of topsoil, lime, fertilizer, seed
and mulch.

Administrative Decision
The information submitted pursuant to Section 14-311 of the General Statutes of Connecticut received on
July 18,2012,requesting an Administrative Decision(AD)to preclude formal Office of the State Traffic
Administration(OSTA)certification regarding the subject expansion not previously considered under Certificate
No.316,is being reviewed by the Department of Transportation. The submitted drainage information has been
deemed complete. Review of the submitted administrative and traffic information is ongoing and you will be
advised if that information is complete or if additional information is required. Upon completion of the
Department's review,this office will advise you regarding the need for formal certification by the OSTA.
Should you have any questions regarding the traffic technical review,you may contact Ms.Tracy L.Fogarty,P.E.

The submitted planning and zoning approval did not reference the submitted site plan or indicate the approved

LOT LINE MODIFICATION
THIS Lot Line Modification is by and between TicketNetwork Campus Realty, LLC
(hereinafter "Campus Realty") and TicketNetwork West Realty, LLC, (hereinafter "West
Realty") both Connecticut Limited Liability Companies with offices in South Windsor,
Connecticut .
WHEREAS, the Parties hereto own abutting properties situated northerly of Interstate 84 in the
Town of South Windsor; and
WHEREAS, proposed improvements and additions to the parking facilities within the Campus
Realty parcel will require additional land and a boundary line modification; and
WHEREAS, the Parties have agreed upon a new and preferred location of a portion of their
mutual boundary shown as "LOT MODIFICATION BOUNDARY LINE" on a survey entitled LOT
LINE MODIFICATION PLAN PREPARED FOR TICKET NETWORK SOUTH WINDSOR,
CONNECTICUT FUSS & O'NEILL 146 HARTFORD ROAD MANCHESTER, CONNECTICUT
06040 PROJ No: 1993489.S10 DATE 04/02/2012. The description of said modified portion of
their boundary line as shown on said survey is as follows:
COMMENCING at point that marks the southeasterly corner of Campus Realty at
its intersection with the northerly boundary line of West Realty; thence, from said
point and place of beginning S 46027'15"W a distance of 117.68 feet to a point in
the South Windsor — Manchester Town Line; thence S 71015'13" W along said
Town Line a distance of 876.79 feet to a point; thence N 06°43'20" E a distance
of 395.37 feet to a point marking the southwesterly corner of land now or formerly
of Naomi L. Simonoff as shown on the aforesaid map;
IN CONSIDERATION OF THE FOREGOING and the payment of one dollar by Campus Realty
to West Realty the Parties agree as follows:
WEST REALTY quit claims and conveys to CAMPUS REALTY, with QUIT-CLAIM
COVENANTS any and all right, title and interest that it has to that land lying northerly and
easterly of the lot modification boundary line as described above and shown on said Survey.
The area conveyed and added to the Campus Realty parcel by this modification is shown as
AREA = 218,632 S.F. 5.019 AC LAND TO BE CONVEYED TO 83 GERBER ROAD N/F
TICKET NETWORK CAMPUS REALTY LLC on the aforesaid map. A running description of this
5.019 AC parcel is attached hereto as Exhibit A. The descriptions of the entire Campus Realty
parcel and the entire West Realty parcel as modified are attached as Exhibits B and C
respectively.
These parcels remain subject to any and all provisions of any ordinance, state and municipal
regulations, or public or private law and such easements, covenants, and restrictions as of
record may appear.
