All of the parking spaces on the right side of 21 Jeffrey Dr,go with that building as well as all the spaces in the front and three others on the left side of that same building. There may have been some confusion as to who owns the parking spaces by seeing the cars parked in that area now.. Bahler Brothers ,at 24 Jeffrey Dr, owns no spaces in there except the few against the actual side of their building. All the parking spaces on both sides of the parking;island are owned by HS&D Realty. In the past I have let Tom Bahler use some of the spaces in that lot, for his employee parking only because no one in my building,21 Jeffrey Dr needed them. Tom is well aware that he will be losing all that back parking area if I need its use. Even the truck they park in the very back next to the fence will have to go as that parking area is set up for drive in and through and the truck would be a hazard. Also if there is any need for additional lit night time parking, the spaces at 5 Jeffrey Dr are available,as that building is closed up after 4:OOpm and they are all really part of the same parking area. They have one or two mini vans they park over night, but that still leaves many extra well lit spaces that are available to Mr.Eastman for his night time use. I also own 333 Pleasant Vally Rd(2 Jeffrey Dr)which has access from Jeffrey Dr and that entire parking area is well lit and completely empty at night and available to Mr.Eastman should he need that much extra night time parking.. I hope this clears up any parking availability issues, and Mr.Eastman can proceed forward with his project. Please feel free to contact me at 860 651-5651 Sincerely, Herb Delasco HS&D Realty 10/18/2011 Appl 11-33P, Duffers Indoor Golf PH 10-25-11 Planning Department Report 1. Usage: The property will be leased by Duffers Indoor Golf LLC and will provide an indoor place for local golfers to play, practice, and compete. With a combination of golf simulators, driving stations, chipping areas,a sand bunker and competitive putting greens, Duffers will support practice across the complete spectrum of golfing skills. We anticipate usage of the facility by both serious golfers, casual golfers and new golfers. Our programs(leagues, tournaments, contests)will be geared to small groups of each age/sex demographic category. We anticipate most of our customers will be renters and members using the facility to practice. Hours of Operation:Duffers will be open weekdays from 3:00 pm to 9:00pm and on weekends from 8:00 am to 9:00 pm.Duffers will initially accommodate customers during the weekday by appointment but may expand the hours if the customer demand is there.Duffers anticipates most of its customer base will use the facility in the evening and on weekends. The Building:The building at 21 Jeffrey Drive is ideal for the training opportunities we plan.It is a compact location with two medium sized rooms(2400 sq ft and 1800 sq ft)with decent ceiling height and open floor plans. The office space at this location provides rooms ideal for small group meetings,a motion analysis studio and private putting areas. We hope to make effective use of the entire 7200 sq ft available at the location. Customer flow and parking: Our goal is to control customer flow with a combination of reservations/registrations.Although walk-in traffic will be allowed, the nature of our individual training stations limits the number of active participants to around twenty-six(26)at any one point in time. We feel that the parking spaces available to 21 Jeffrey will meet the needs of our customers. Vending/Food:Duffers is not planning on providing any food service with the exception of drink and snack vending machines. The building does have a small kitchen area that will be used by staff only.
