The applicant. Paul. E. Ferri , seeks a variance from Section 3 . 1 .2 of
South Windsor' s Zoning Regulations for the purpose of placing a pre-
fabricated. 121X8 , (96 sa-ft , ) shed less han 10 ' to the property line of
3 abutters on the eastern most portion of the property (see attached plan) .4
The shed is to be purchased from Kloter Farms and will match the style
of the homes in the area.

For Variance request only:
1. Strict application of the regulations would produce UNDUE HARDSHIP be�ca"(ire co
of property shape, configuration, topography,- trees and use. The shape and configuration'
limits the placement of the shed to the eastern portion of the property. This portion
has a topography change of 4' within the area that does not require a variance.
The same non-variance area would require excavation that .wouid damage the roo systems
of mature oak trees. A shed located in non-variance area-greatly diminishes thegof this

The hardship createdlis UNIQUE and not shared by all properties alike in the g52A . �"
neighborhood because of shape, configuration, and topography. The property has
two front lots with 40' setbacks and a rear lot less than 20' at its widest point. The
applicant's shed location is limited to an area in only the eastern portion of the
property. The applicant's property has a-pronounced- topographical transition unlike
neighboring properties.

3. The variance would not adversely Impact neighboring property, i.e. public health,safety,
convenience,welfare and property value, because this location requires the least
impact to the landscape. No tree root structures are. threatened. This location
is also the furthest distance from both neighboring dwellings and the common use areas
areas of those dwellin s. An exisitng wooded area and landscaping provides visual
barriers. The shed location is .shaded and grass growth is sparse. The shed wil be
. placed on a 3" bed of 3/4" gravel to mitigate the soil erosion that occurs in this area.
